Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)Public Works Agency approval (647-5039)Sheet TS: Scope of work: Please be elaborated on the proposed tenant improvement. 2nd Review Comment: Please revise permit application to include the proposed storage racks and additional plan check fee will be required. Otherwise, specify on plan storage racks will be submitted under a separate permit application. If it’s part of this permit application, structural calculation and details are require for the storage racks. Occupancy groups: Change of occupancy – The allowable building area is exceeding for occupancy groups B and S1. Please provide building code analysis. 2nd Review Comment: The building was designed for F-2 and S-2 occupancy groups. The allowable area is exceeding for occupancy group B and S1. Please provide building area analysis. Automatic Fire Sprinkler may be required for allowable area increase. Please submit plans with storage materials list to the Orange County Fire Authority for review and approval.2nd Review Comment: Please comply. Plan was incomplete. Plan review will continue at time of resubmittal. Sheet A2: On the plan, please provide occupancy loads. Doors shall swing in the direction of travel when occupant loads is more than 49 occupants.2nd Review Comment: Sheet TS – Occupant load Analysis – For clarity, please round up the occupant loads. 2nd Review Comment: Two (2) exit door is required for walk-in cooler that exceeding 1000 square feet. The exit doors shall be placed a distance apart equal to not less than one-half of the length of the maximum overall diagonal dimension of the room. Egress doors/gates shall be readily openable from the egress side without the use of a key or special knowledge or effort. (1010.1.9)Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Sheet A-3: 2nd Review Comment: Detail 01/A3 – Please revise accessible parking layout to show accessible parking space and access aisle with 18-ft. Please see figure below for required dimensions and measurement. Please provide construction details for the walk-in-cooler and freezer units. Provide specification for wall and ceiling panels. 2nd Review Comment: Please provide structural calculation and detail for wall and ceiling panels support and all connections. The freezer and walk-in-cooler units shall be constructed with one-hour fire-rated assembly. (Table 509)2nd Review Comment:One-hour fire-rated wall and ceiling are required for the freezer and walk-in-cooler; otherwise, automatic fire sprinkler system is required. Sheet S1: Per detail 06/S1, new freezer concrete floor is provided – Please provide foundation plan to show limit of existing concrete slab to be cut-out for new insulated concrete slab. 2nd Review Comment: Please provide slab plan showing existing and new concrete slab per detail 6/S1.
