This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039).Provide note on plan to indicate the stored material of the storage area and prove it complies with S2 occupancy.Provide storage area layout and dimensions to show required width of the egress routes and accessible routes. Show location of entrances and exits to each stored area under this permit ( 5 areas)Each roof-covered area is considered as building or structure. Fire separation between CMU buildings and each covered storage area is required. A recommendation is to consider all 6 buildings (1345-1355) and 5 shade area as one single building. Please provide detailed allowable area analysis (type IIIB, non-sprinklered, B/S2) to show the design will work on the drawing. (CBC chapter 5)Provide an occupant load table to show number of occupancies on each building and each shade storage area. Square footage of area, occupancy group, occupant load factor and number of occupancies are required in the table.Provide an enlarged plan to provide egress analysis. A recommendation is to consider all 6 buildings (1345-1355) and 5 shade area as one single building and analyze the whole building. Another option is to provide independent exit door at the 26 feet wall on each stored area, directly exit into the parking and continue without obstruction to the public way.Provide a fully dimensioned means of egress floor plan addressing all occupiable spaces and indicating the following:Calculate and specify the occupant load at individual spaces per Section 1004Specify the overall occupant load of the tenant spaceShow intended egress routes, specifying the cumulative occupant load at exit access doors, corridors, stairways, etc.Show the common path of travel and the exit access travel distances by right-angle method to negotiate obstructions. (no diagonal)Calculate the minimum width of all means of egress componentsShow the required and actual distance between exit and exit access doorwaysIlluminated and tactile exit signs with location and details.Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”Provide and show tactile exit signs complying with Section 11B-703 and in accordance with Section 1013.4.Note on plan to identify if the shade storage area are serving both customers and employees.The storage area shall be accessible, provide floor layout of this area and from the entrance to the area be connected by an accessible route.Add note to plan. Floor and ground surfaces shall be stable, firm, and slip resistant. (11B-302.1).Add note to plan. Vertical changes in level for floor or ground surfaces may be ¼ inch high maximum and without edge treatment. Changes in level greater than ¼ inch and not exceeding ½ inch in height shall be beveled with a slope not steeper than 1:2. (11B-303, Figures 11B-303.2 & 11B-303.3)Add note to plan. The running slope of walking surfaces shall not be steeper than 1:20 (5%). The cross slope of walking surfaces shall not be steeper than 1:48 (2.083%). (11B-403.3)Required toilet facilities for employees and customers in other than shopping malls or centers shall have a maximum travel distance not to exceed 500 feet. Show location of the accessible restroom that serving each shade area on the site plan to provide maximum travel distance from the remotest point to the restroom does not exceed 500 feet. (CPC 422.4)Sheet S-10.0 and S-11.0. Specify distance between each HSS 8x4 columns and to the existing building to locate each columns on plan.Please design and specify minimum seismic separation distance between new walls and existing CMU buildings on plan.Detail 6/SD1.0.
