All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Please call (714) 647-5830 for an appointment.Sheet TSThe first bullet item under the Plan Note states the design ventilation utilizes the best management practices to mitigate cannabis odors. In city of Santa Ana, all cannabis projects shall comply with the mechanical plan check requirements for commercial cannabis business. Please review and attach the mechanical handout MEC_CCB-01 onto the plan.The Project Note indicate that the site is continuously fenced. Please provide the fencing information and details on the site plan.Under Parking Analysis, a note indicates no changes in parking spaces; however, the proposed path of travel shifts the parking configuration at least 4 feet towards the north direction. The parking lot restriping is necessary near the proposed ramp location. Obtain a separate plan check number for the parking lot restriping work and obtain approval from the Planning division.Under Project Information, add occupancy group – Business “B” at the proposed occupancy group.Delete the occupant load table. The information is already shown on the egress plan.Sheet ST1.0An accessible path of travel is shown from West Garry Avenue to the site. West Garry Avenue does not allow vehicle stopping at any time, and there are no existing sidewalk. The Path of Travel from West Garry Avenue to the site is not required.The new ramp is proposed along the building. The parking configuration shifts a minimum of 4 feet towards the north direction. Specify the dimension of the drive aisles, and obtain a separate Parking Lot Restriping permit approved by the Planning division.First Plan Review Comments:Provide the exterior-stair detail located east of the proposed ramp.Response: See sheets 7/ST1.2 and 20/A1.1Second Plan Review Comments: The stair plan and elevation drawing are provided. Similar to the ramp guard detail, please specify the maximum 4-inch opening at guardrails on the open side of the stairway and on the landing.Egress floor plan shows two exit doors on the South side of the building. Use a dashed or dotted line to show the egress path from the exit door to W. Garry Avenue. From the Google Street view, it appears there is an existing gate between the two buildings behind the landscape area. An egress door and a pedestrian pathway shall be designed for the continuation of egress from the exit doors to the public way.Site plan shows a “verify” dimension between the south side of the building to the property line. Provide an actual dimension to ensure the egress width meets code minimum.At the Southeast corner of the building. The locking dock ramp appears to protrude onto an adjacent property. Is there an existing access easement?Sheet ST1.2Ramp Plan: Revise the middle landing dimension to 6-foot minimum.Ramp elevation: Provide a Guard design per 2019 California Building Code Section 1015. Graphically Detail heights and opening limitation.Sheet a0.1 – Egress PlanFirst Plan Review Comments:Per the Egress Legend, the emergency exit signage is shown on the electrical plan. In city of Santa Ana, the Mechanical, Electrical, and Plumbing (MEP) plans are separate from the architectural and structural (A&S) plans. The MEP plans are issuedas separate permits. Please provide the electrical plan where emergency exit signage is shown for reference.Response:Electrical Plans provided as a reference.Second Plan Review Comments:Electrical plans not found on the plan.First Plan Review Comments:On the Occupant Load Calculation table, use an occupant load factor of 300 for the flower rooms and Veg Rooms. 2019 CBC Table 1004.5 states 300 gross occupant load for Agricultural building.Response:Occupant loads on sheet A0.1 and A0.2 revised.Second Plan Review Comments:The occupant loads did not change. First Plan Review Comments:On the Occupant Load Calculation table, round up the number in each room. The common path of egress travel distance exceeds to code maximum from the Flower Room 4. Measured from a scale, an occupant is required to travel 139 feet until a choice of two exits. For a Factory occupancy (F-1), the maximum common path of egress travel is limited to 100 feet. See red line for clarification.Sheet a1.0 – Dimensional Floor PlanRooms located between gridline 1 and 3 are labeled as existing. Please replace such label as proposed. The city does not have record that these rooms were converted to the cannabis facility. There were record of illegal construction, which were recently demolished.Provide an enlarged floor plan for the accessible rest room. Provide dimension for the restroom and cross-reference all technical accessibility dimensions – lavatory, grab bars, sink, urinal…etc.Sheet a6.1 – Detail 18Revise the dimension from the ground to the top of the grab bars. The 2’-9” dimension is shown from the ground to the centerline of the grab bar. The minimum of 2’-9” is measured from the ground to the top of the grab bars. The minimum dimension implies that construction tolerance is not allowed.[END]
