Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Plan check will be expired on 8/7/2022. Please obtain building permit on or before plan check expiration date. Normally, obtain building plan check approval a month ahead of plan check expiration date to have sufficient time to obtain clearance prior to building permit issuance. Sheet A0.3. Revise floor plan to clearly indicate new partitions/walls to create walk-in closet and infill windows. Sheet A0.3a. Shingle roof ESR-1475 requires 3:12 minimum slope. The new patio cover only has ¼” per foot slope. Therefore, shingle roof does not apply here. Specify roof covering over the new patio cover. Provide cross ventilation for each enclosed rafter space as specified in CRC Section R806. On sheet A0.4, provide calculation to determine number and size of the hole on the blocking to provide required ventilation. The total net free ventilating area shall not be less than 1/150 or 1/300 when a Class I or II vapor barrier is installed on the warm-in-winter side of the ceiling. (CRC R806.2) Please clarify. On detail #6/A0.4, specify size on each wood block between rafters on plan to obtain minimum ventilation area to bring air into 1” air gap. (1/150 of vented arear) Update sheet A0.3. Roof plan shows flat clocked vents appear not matching detail #6/A0.4. Revise framing plan to increase rafters’ and floor joists’ depth to accommodate R32 batt insulation including 1” air gap. Structural plan shows 2x6 does not work. On the second level, show new hallway width at any point is at least 36” in width. Sheet A0.4. Detail 6. Show 2x6 stud within exterior wall in the detail per energy design. Sheet A0.4. Detail 6. Show minimum ceiling height in the new bedroom at the exterior wall. For sloped ceilings at least 50% of the required floor area (70 sq feet) of the room must have a ceiling height of at least 7’ and no portion of the required floor area may have a ceiling height of less than 5’. (CRC R305.1 Exception (1)) Sheet A0.4. Detail 6. Clarify the finish floor between new addition and existing house. Per structural detail 8/S1, the 2nd floor is at the same level between new addition and existing house. However, architectural section 6/A0.4 shows new addition is lower. Please clarify and make consistence. Refer to redline on plan. ENERGY Sheet T.1. Page 2. Calculate correct average ceiling height. Calculation shows 8 feet average ceiling height does not match sloped ceiling. Refer to architectural section 6/A0.4. Revise framing plan to increase rafters’ and floor joists’ depth to accommodate R32 batt insulation including 1” air gap. Structural plan shows 2x6 may not work. STRUCTURAL Revise framing plan to increase rafters’ and floor joists’ depth to accommodate R32 batt insulation including 1” air gap. Structural plan shows 2x6 may not work. Provide header design and specify size, location and opening framing details. Structural column may not be inadequate to be supported solely on the existing concrete slab. Design footing to support any columns. Revise foundation plan and provide column anchorage detail. Provide cantilever column calculation to support combined loading from vertical and horizontal force in accordance with the most critical load combination in CBC Ch16. According to plan, the unsupported length is the entire vertical span of the column. Provide specification for construction materials (wood, concrete, reinforcement….) on plan. Provide structural engineering design, calculation and details of the patio cover. The size and location of the patio cover and its columns shall be revised to match proposed architectural design. Submit engineering calculations for vertical and lateral structural support prepared by a registered civil, structural engineer or architect. Revise detail 9/S1 that wood post not directly contact with concrete. Provide approved protection by code to against decay per CBC 2304.12.2.2. LATERAL Structural calculation page 7. Revise floor dead load to 12 psf and 10 (8 psf of half wall + 2 psf column) psf wall load. Revise vertical distribution calculation for correct lateral force on each level. ASCE 7-16 section 12.8.3.Update lateral analysis throughout the calculation. Shear walls: Provide calculation to design 2nd level shear walls including nailing, plywood and holdowns. Detail the shear connections. At any level, the overturning moments to be resisted shall be determined using those seismic forces that act on levels above the level under consideration. Overturning effects on every element shall be carried to the foundation. Detail 9/S1 does not have uplift resistance between wood post and metal sleeve embedded into concrete footing. Due to the new door opening on the existing exterior wall between the new bedroom and hallway on the second level, justify and design the lateral support system on this common wall. Provide calculation and revise plan. The second floor shearwalls are supporting by beams and columns is considered vertical irregularity. In-plane Offset Segmented Shear Wall (Type 4 vertical irregularity): Follow through with the upper floor holdown to the foundation, or: Design the lower wall (transfer wall) for the additional horizontal shear loads from the transfer load; Design the lower wall with the over-strength per ASCE 7 Sections 12.3.3.3 & 12.3.3.4 Provide calculation to design 6x10 floor beam supporting 2nd floor shearwall with over-strength factor per ASCE 7 Sections 12.3.3.3 & 12.3.3.4 Design the collector per ASCE Section 12.10.2.1 Detail 7/S1. There is missing lateral load path between first floor columns and the floor beams to transfer horizontal force. Provide calculation and revise this detial to design connection. Detail 7/S1. Provide calculation to justify MST27 to support uplift force from 2nd level shear wall holdown. Revise Detail 7/S1 to show floor joists, sill plates, blockings and floor diaphragm. Due to the increased seismic force per correction item #7 above, revise calculation page 9 to design and justify 8x8 wood columns supporting lateral force and its footing. END OF COMMENTS
