If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Provide building information on plans:
- Occupancy type: R2
- Construction type: Type V – B
- Fire sprinklered: Yes / No
Please provide all exit stairways and show if the balconies are exit balcony or private balcony.Carbon monoxide alarms combined with smoke alarms shall comply with both sections R314 and section R315, all applicable standards, and requirements for listing and approval by the Office of the State Fire Marshal, for smoke alarms.Provide details of the deck/balcony and specify method of waterproofing. List ICC approval number for decking material. Show two percent minimum slope. For plywood floor diaphragm specify thickness, grade, T&G edges, panel span rating, nailing schedule and panel layout pattern. (CBC 2305, T2305.2.3, 2306.3, T2306.3.1, and T2306.3.2)Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered Civil Engineer for:
- Guard(s). All wood framing members that rest on concrete or masonry exterior foundation walls and are less than 8” to the exposed ground shall be pressure treated or naturally durable to decay. Live load for balconies and decks shall be per table 1607.A.1, please revise calculation accordingly. Please clarify if floor joists are being replaced, if they are , provide complete framing detail.On detail 1/SD1, show dimension of the balcony and floor joists span.The 4x10 beam, 16’ span, exceeds the allowable span for the grade. Provide spacing for the guardrail post.
