All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet TS: Title Sheet Plan was incomplete. Structural plans and calculation for the proposed second floorwere not provided. Structural plans and calculation shall be provided for the proposed second floor. Please incorporate into the Sheet Index. **Second floor was constructed without appropriate permits. Building Information: Scope of work: Please include the legalizing of the second floor level and revise scope of work to specify T.I of existing first floor level and legalizing of a second floor. Planning approval for the second floor is required. First Floor area: For clarity, please revise note to specify existing first floor (not proposed or new). Square Footage Breakdown: Please include the second floor level information. Sheet ST1.0: Path of travel: Please revise plan to specify/provide 48” wide path of travel. On the please clearly, indicate the accessible route to the building primary accessible entrance. On the plan, please specify accessible route shall be 5% slope maximum, 2% cross-slope and 48” minimum width. On the plan, please clearly show location of detectable warning where required. Provide enlarged plans as necessary. Provide detail of accessible parking stalls with all required markings and signage. Details shall be clearly cross-reference onto the plan. On the plan, please clearly show/indicate suite A and suite B. On the plan, please show building setback between the building exterior wall and property lines, on all sides. Exit discharge shall be continuous and unobstructed from the building to the public right of way. Please remove existing vehicle gate or provide a pedestrian gate. Sheet ST1.1: Details shall be clearly cross-reference onto the plan and delete/omit detail that does not apply to the project. Allow area determination Tables: Please remove information that does not apply to the project; only show the building is in complied with the allowable area. Copy the entire Code Table onto the plan was not sufficient. Detail 12: Please revise detail to show comply with the current code edition (2019 CBC). And, revise note #5 to delete the exception notes.Sheet a0.1: Please specify the use of space for the room outside of the Video Surveillance room. Veg Room #1: Please specify the common path of travel distance for the Veg Room #1. Sheet a0.2: Void Spaces: Please note on plan “non-access and unoccupiable area”. Please provide natural ventilation for the concealed void spaces. The travel distance showed on plan was understated. The travel distance shall include the length of the stairway and measure to the bottom landing of the stairway, where second exit route is available. Sheet a0.3: Please clearly cross-reference all details onto the plan. Delete/omit detail that does not apply to the project. Sheet a1.0: On the plan, please clearly show maneuver spaces on both side of door (at all doors; interior and exterior doors). Show all required dimensions. On the plan, please show all suite number (A and B). Please show dimensions for all corridors and case openings. Show stairway width. Extraction: Please provide procedural for the extraction. Submit procedural to OCFA for review and approval. Wall construction details: Please clearly cross-reference construction details onto the plan so that it can be easily located. Building Sections: On the plan, please show building ceiling height, measured from finish floor to finish ceiling. Please show clear headroom for the stairway. Sheet a6.0: Accessible restroom floor plans: Please show dimensions for the required clear floor area. Show 60” clear turning circle within the restroom. Door shall not encroach more than 12” into the 60” turning circle. Restroom elevation callout: Please reference to sheet a6.1 for restroom elevations. Sheet a6.1: Grab bar – Please show grab bar height measured to the top of the grab bar (not centerline). Sheet a7.0 & a7.1: Please clearly cross-reference details onto the floor plans so that it can be easily located. Detail Wall W3: Wall adjacent to existing concrete wall – Please provide wall section to show more information of the furring wall. Show insulation layer vs. metal furring, etc. Sheet a8.0 & a8.1: Please clearly cross-reference details onto the floor plans so that it can be easily located.Structural Review Comment: New opening created for exterior door: Please provide structural calculation and details for new opening in existing walls. Provide structural plans and details, and calculation for mechanical roof top units. Provide structural calculation and details for equipment and tanks. Second floor was not constructed without appropriate permits. A complete structural design package, including structural plans and calculation, is required to legalize the second floor. Plan review will continue at time of resubmittal and additional comment will be required. Provide floor / ceiling frame for the void (unoccupied) areas. (End of Comment)
