All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)On the plan, please provide detail description of the proposed revisions. Sheet A-102: Enlarged Site plan – Parking Area 1: Truncated domes are not required at top of the ramp. Truncated dome is no required at the landing adjacent to the new gate. Truncated dome adjacent to the parking access aisle: Please revise detail to limit 3-ft wide truncated dome strip across the area between ramp landing and access aisle. See markup plan. Please show dimension between proposed gate and bottom landing of ramp. Gate and fencing: Please specify material for fence and gate. Gate shall be accessible to persons with disabilities. Show 10” smooth surface at the bottom of gate on the push side.
Provide gate hardware information.
Egress doors/gates shall be readily openable from the egress side without the use of a key or special knowledge or effort. (1010.1.9)
Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground.
The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist.Revise plan to provide 24” clear from the door strike edge on the pull side of gate. Sheet A-103: Exterior Area 2 – elevation: Stairway handrails – please revise handrail to show handrail along the stairway be continuous with no obstruction. (see markup plan)Enlarged Site Plan – parking 2: No truncated dome is required at the top of the ramp. Truncated dome at the bottom landing: Please revise detail to show 3-ft wide strip of truncated dome. See comments above for gate and fence requirement. Sheet A-401: Gate and fence: Please show maximum height for the proposed gate and fence. Structural Review Comment: Provide structural calculation and details for the fencing and gate supports, including structural material notes and specification. (End of Comment)
