All items noted on this plan check report must be addressed. Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.Include address and telephone number of the responsible designer, and date of signing of drawings.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Plans, computations and specifications are required to be prepared and stamped by a California licensed architect.Sheet Submit a letter describing in detail the use of proposed medical building based on chapter 3 occupancy description of CBC for B or I-2.1 occupancy. Please clarify if building is used for outpatient surgery procedure, include a statement whether or not there will be non-ambulatory patients or medical care that may render ambulatory patients incapable of unassisted self-preservation and the number of each type of patient.The license holder for the proposed OSHPD 3 clinic shall write a letter addressed to the Building Official describing the services to be offered and if the facility is subject to CBC Section 1226. Include a statement whether or not there will be non-ambulatory patients or medical care that may render ambulatory patients incapable of unassisted self-preservation and the number of each type of patient. Clarify use of proposed medical building as I-2.1 or limited to B occupancy only.The following comments are assuming occupancy B on this project:Sheet T1.1 and sheet A0. Clarify and revise plan to provide correct and consistent building data. Show type of construction (type VB per record), occupancy group and type of fire-sprinklered installed within the building. Sheet A1.1. Cross-reference partition legend to all of the new partition walls. Plans are incomplete.Sheet A1.1. Provide a cross-section for all new partitions showing:The ICC approval # for the metal studs and all fasteners.Type, size, gage and spacing of studs.The method of attaching partition walls to the roof or floor above and to the floor below.Height of the partition, suspended ceiling and roof or floor framing above.Thickness of wall sheathing material and details of attachment.Sheet A3.1. Provide a complete suspended ceiling system plan and section detail showing the following:
- Vertical supports
- Seismic wires
- Seismic strut/Compression strut

- ICC Research Report number for the suspended ceilingSheet LS1.1. Revise hallway width to 44” minimum instead of 42”. (1020.2).Sheet LS1.1. Revise measurement of travel distance by using “right-angel” method to negotiate the obstructions within the path.Sheet LS1.1. Provide exit signs at the corners of the corridor (see red marks on plan). The exit signs shall be readily visible from any direction of egress travel and clearly indicate the direction of egress travel. Sheet LS1.1. Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”For the purpose of Section 1013.4, the term “tactile exit signs” shall mean those required signs that comply with Chapter 11B, section 11B-703.1, 11B-703.2, 11B-703.3 or 11B-703.5. Provide signage detail on plan.Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”. [CBC 1006.1; 1006.2]Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.” [CBC 1013]Note on plans: “Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort.”The main exit door by the lobby (room 101) if equipped with a key operated locking device shall have a readily visible, durable sign posted on the egress side adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall have one-inch high letters on a contrasting background.ACCESSIBILITYSheet A0. Indicate required number of parking space by Planning Division on plan. On the site plan, show location of the parking spaces serving unit 604.Based on the required number of spaces, determine required number of accessible parking space(s) per 11B-208.2.1. Show required accessible parking spaces design and details.When alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. (CBC 11B-202.4). Identify if the existing path of travel complying with 2019 CBC 11B section or provide design and detail to upgrade the existing non-complaint components to code compliant.PC2: Provide a note to identify if the existing path of travel complying with 2019 CBC 11B section. The front approach level area shall have a length in the direction of door swing of at least 60” as measured at right angles to the plane of the door in the closed position. (CBC 11B-404.2.4.1 & Table 11B-404.2.4.1)PC2: Revise hallway to 48” wide from 44”.
Handles, pulls, latches, locks, and other operable parts on doors and gates that are in a path of travel shall be operable with one hand and shall not require tight grasping, pinching or twisting of the wrist. (CBC 11B-309.4, 11B-404.2.7)Operable parts of door hardware shall be 34” minimum and 44” maximum above the finish floor or ground. (CBC 11B-404.2.7)
Swinging door and gate surfaces within 10” of the finish floor shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16” of the same plane as the other. (CBC 11B-404.2.10)
Maximum force for pushing or pulling open, exterior or interior hinged doors with closers and sliding or folding doors, shall not exceed five pounds. Minimum allowable opening force, for fire doors, not to exceed 15 pounds. (CBC 11B-404.2.9)
Plumbing fixtureProvide dimensions measured between finish wall surface on each wall on the restroom floor plan.Sinks located other than restrooms. Show dimensions on plan to show location of the accessible sink. Sink shall be located 24 inches minimum from side wall measured to center line of fixture for parallel approach. (CBC 11B-606.6)Sinks located within the restrooms. Sink shall be located 18 inches minimum from side wall measured to center line of fixture. (CBC 11B-606.6). Revise floor plan to increase the size of the restroom and detail 12/A7.Sinks. Provide knee clearance 27 inches high minimum above the finished floor at a depth of 8 inches minimum increasing to 29 inches high minimum above the finish floor at the front edge. See CBC Figure 11B-306.3(c). The outlet of the dispenser shall be below the grab bar, 19 inches minimum above the finish floor. (CBC 11B-604.7 & Figure 11B-504.7)Restroom signageUnisex toilet and bathing facilities shall be identified by a circle ¼” thick, 12” in diameter, with a ¼” thick triangle with a vertex pointing upward superimposed on the circle and within the 12” diameter. The triangle symbol shall contrast with the circle symbol, either light on a dark background or dark on a light background. The circle symbol shall contrast with the door, either light on a dark background or dark on a light background (CBC 11B-216.8.1,11B-703.7.2.6.3)Accessible restroom geometric symbol shall be mounted at 58-60 inches above the finished floor measured from the centerline of the symbol. (CBC 11B-703.7.2.6)PC2: This requirement is not found on the drawing.Sheet A7.2. Revise counter depth to 24” maximum to comply with side reach range requirement.Drinking fountainNo fewer than two drinking fountains shall be provided. When provided, one drinking fountain shall comply with 11B-602.1 through 11B-602.6, 11B-602.8 and 11B-602.9 and one drinking fountain shall comply with 11B-602.7 and 11B-602.9. §11B-211.2 (See exception)Drinking fountains shall comply with Sections 11B-307 Protruding Objects and 11B-602 General Requirements. §11B-602.1Units shall have a clear floor or ground space complying with Section 11B-305 Clear Floor or Ground Space positioned for a forward approach and centered on the unit. Knee and toe clearance complying with Section 11B-306 Knee and Toe Clearance shall be provided. §11B-602.2Spout outlets shall be 36 inches maximum above the finish floor or ground. §11B-602.4The spout shall be located 15 inches minimum from the vertical support and 5 inches maximum from the front edge of the unit, including bumpers. §11B-602.5The spout shall provide a flow of water 4inches high minimum and shall be located 5 inches maximum from the front of the unit. The angle of the water stream shall be measured horizontally relative to the front face of the unit. Where spouts are located less than 3 inches from the front of the unit, the angle of the water stream shall be 30 degrees maximum. Where spouts are located between 3 inches and 5 inches maximum from the front of the unit, the angle of the water stream shall be 15 degrees maximum. §11B-602.6Spout outlets of drinking fountains for standing persons shall be 38 inches minimum and 43 inches maximum above the finish floor or ground. §11B-602.7Wall and post-mounted cantilevered drinking fountains shall be 18 inches minimum and 19 inches maximum in depth. §11B-602.8PC2: For item #40-#47, provide design, diagram, dimensions, and notes on plan.
