All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039)Sheet T-1. Specify the proposed use and the CBC occupancy group classification(s) of the tenant space on the plans per CBC chapter 3.The site plan is not clear and confusing. On the site plan, it appears the accessible parking does not comply with Building Code and not shown in the satellite image. Please clarify if there is any existing van accessible parking on site. If this is a proposed new accessible parking, obtain building permit and provide complete design and details complying with Planning requirements and Building Code chapter 11B. Please contact Allissa Zuniga at 714-647-5854 to start building permit process. Update cover sheet to add new scope.Show detailed information, including dimensions, on existing accessible parking, accessible routes, and toilet facilities, to verify conformance with the current requirements. (CBC 11B-502, 11B-405, 11B-603 through 11B-606.7)Fill out the disabled access compliance documentation form. Clarify in the form and on plan if the existing accessible path of travel fully or partially complies with 2019 CBC and show if any proposed design, detail and location of improvement in compliance with accessibility requirements along the accessible path of travel in accordance with CBC Section 11B-202. Note: Return the filled form at the next plan check submittal.On the site plan, show and define the required accessible path of travel: 48 in minimum width walkway, 1:20 (5%) maximum slope in the direction of travel, 1:48 (2%) maximum cross-slope. (CBC 11B-403.3 & 11B-403.5)The new shower shall be accessible complying with CBC 11B-608. Provide full design, dimensions, diagrams and notes on plan. Notes alone will NOT be accepted such as “Note: Shower shall comply with 11B-608”.The new door E at the new storage area shall be accessible. Provide following noteson plan:
Handles, pulls, latches, locks, and other operable parts on doors and gates that are in a path of travel shall be operable with one hand and shall not require tight grasping, pinching or twisting of the wrist. (CBC 11B-309.4, 11B-404.2.7)Operable parts of door hardware shall be 34” minimum and 44” maximum above the finish floor or ground. (CBC 11B-404.2.7)
Swinging door and gate surfaces within 10” of the finish floor shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16” of the same plane as the other. (CBC 11B-404.2.10)Maximum force for pushing or pulling open, exterior or interior hinged doors with closers and sliding or folding doors, shall not exceed five pounds. Minimum allowable opening force, for fire doors, not to exceed 15 pounds. (CBC 11B-404.2.9)Detail A/A-2.2.
