The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
Please determine and clarify on sheet A-1 who is the engineer of record of this project.
STRUCTURAL
It appears the engineer of record is changed. Please clarify. If the new engineer is to take over this project, please provide complete vertical and lateral design and calculation of the proposed structure from the new engineer. Submit (2) sets of calculation to verify the design on the structural plans. Please note that new comments may apply after next review. Structural plans and calculation must be stamped, signed and dated from the same engineer of record.
The 2 feet wide shear panel exceed the maximum allowable ratio: bs/h=8/2=4.
Revise structural design and calculation to show compliance with AF&PA SDPWS T4.3.4 for shear wall ratio of 2:1. For design to resist seismic forces, shear wall height-width ratios greater than 2:1, but not exceeding 3½:1, are permitted provided the allowable shear values in T4.3.4 are multiplied by (WSP)=1.25-0.125h/bs. (2015 SDPWS 4.3.4.2)
PC2: The 10% rule under the California Existing Building Code does not apply to the new construction of the patio cover. Please provide complete lateral calculation per 2019 California Building Code.
