Final structural review and comments will be provided on drawings upon calculation review. Applicant to provide justification that new attached garage does not encroach flood zone. If new attached garage extends into flood zone, FEMA involvement is required and structure is to be determined above flood base elevation. DrawingsSheet CS Provide the following design data on the first sheet (R106.1.1) ☐Occupancy groups (R-3/U) ☐Type of construction (V-B) ☐Automatic Fire Sprinkler (YES or NO) ☐Number of stories. ☐Flood Zone: X ☐Flood Zone: A ☒Flood Zone: AE ☐Floor area per occupancy group, including the existing structure(s) ☐Construction shall comply with the 2019 CRC, CBC, CPC, CMC, CEC, California Green Building Code, and California Energy Efficiency Standards Code editions.Add note on the coversheet to existing deferred note: Photovoltaic system will be submitted under a separate permit and shall be issued prior to building frame inspection request.PC #2: Original solar note noted to verify with owner, new solar note shall also verify with owner if solar panels are to be installed within this permit or not. Solar panels are not required for scope of work to be completed, but if they are proposed to be installed within this permit, note shall remain. Add the following on the plan: Deferred Trusses – Submit two (2) sets of truss calculations and plans to the city for plan check. The truss calculations and plans shall include review of roof, mechanical and lateral loads (chord/strut & brace loads); also include review of top chord and bottom chord for axial + flexure between panel joints. The truss calculations and plans shall be stamped, signed and dated by a licensed civil/structural engineer. The truss plans shall be “review stamped” and “wet” signed by the engineer of record.Update and ensure all code references are current (e.g. Project Information – Opening Protection note).Sheet A-2.1Provide exterior landing dimensions, slopes, and elevation changes on plans.Verify if exterior landing at main entry is existing or new. Dwelling/garage separation – ☒Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling from the garage shall be constructed of minimum No. 26 gage sheet steel, and shall have no openings into the garage. (R302.5.2) ☒Wall between garage/carport and dwelling – Provide minimum 1/2-inch gypsum board on the garage side; extended from foundation to the roof sheathing. (R302.6) ☒Minimum 5/8-inch Type X gypsum board is required at the underside of floor/ceiling where habitable space is above. Structure(s) supporting floor/ceiling assemblies used for separation shall be protected with 1/2-inch gypsum board. (R302.6) Attic access and Ventilations – ☒Show location(s) of 22" x 30" attic access with 30" minimum clear headroom. (R807.1) ☒Show on the plans - attic vent locations, type and size (area = 1/150 of the attic space). Provide an attic cross ventilation summary; on the plans indicate the total area required versus provided. (R806.1) PC #2: Comment response not located on drawings, please verify. Sheet A-3.1Attached garage – For each dwelling unit, install a listed raceway to accommodate a dedicated 208/240-volt branch circuit (40 amp). On the plan, please show compliance with Section 4.106.4.1.Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. MEP are subject to building field inspection.Provide smoke alarm/carbon monoxide detector outside all bedrooms and guestroom.PC #2: Comment not adequately addressed. Carbon monoxide detectors not found directly outside bedrooms, smoke detector and carbon monoxide detector not found directly outside guestroom. Sheet A-5.1Gypsum board notes – for any wall located less than 5’ from property line, 5/8” type x gyp board or equivalent fire rated wall is required, not 1/2” gyp. This does not seem to apply to this project, but note shall be corrected.Sheet A-6.1Provide detail 20/AD-1 referenced at column.Sheet S-1Clear notes at grid F/1. Provide new raised floor diaphragm information.Provide wall legend to differentiate hatches provided.Provide stamped and signed Simpson Strong Wall sheets. Additional CommentsSheet S-1Use 10 mil visqueen min at new floor slab (also to match detail 6/SD1).Holdowns at shearwall along Grid 3 are engineered as HDU4 and SSTB24 per calculations provided. Revise to match.Sheet S-2Verify/specify drag truss and loading above shearwall locations where occurs (e.g. Grid A, B, D, F, 1, etc…) Verify drag connections or top plate capacities where long drag span to lateral force element occurs, typ all shearwalls. (e.g. Grid 3, 4)Shearwall at Grid 3 is engineered as Type 4 shearwall and HDU4, revise to match.Verify if drag truss intended between Grid E and B lateral system, if so, design as single diaphragm and lateral line.Verify detail 20/SD2 reference below Grid E, detail does not match. CalculationsCalculation packages shall be bound and not loose.Page G9 – Verify heights used in all calculations with Building Sections in drawing set. Ceiling Height in various locations shown as 9’-1”. Revise all calculations as needed. (e.g. shearwalls, deflection, foundation, etc)(End of Comment)
