Applicable Code: Please include the 2019 California Electrical Code, 2019 California Mechanical Code, 2019 California Plumbing Code, 2019 California Energy Code, and 2019 California Green Building Code. Scope of Work: Per City permit record, the existing building is 12,000 square foot. Please coordinate and revise square footage of the existing building. Site plan: The google aerial map is not acceptable to use as a site plan. Please provide an architectural site plan to show property lines, parking stalls, all buildings located on the same lot. On the plan, please clearly show/provide an accessible route from the public sidewalk to the building primary entrance. On the plan, please provide/show location of accessible parking stall(s) and an accessible route from the accessible parking stall to the building primary entrance. Accessible route shall be 5% maximum slope, measured in the direction of travel, 2% maximum cross-slope and 48” wide minimum. Provide/show curb ramp and detectable warning where required. Sheet A-2: Please provide a separate existing floor plan showing existing floor plan with the existing demising wall that has been removed. Egress shall be continuous and unobstructed to the public street. Please show existing fences and mean of egress gates (exit gates). Please provide an egress plan showing occupant load calculation and travel distance. Restrooms: Restrooms shall be made accessible to persons with disabilities. Please provide restroom plans and information to show compliance with Section 11B, Division 6 of the 2019 California Building Code. Structural Review Comment:Existing demising wall to be removed: Please verify if wall was a structural (bearing wall). If it was a structural wall, provide structural plans, details and structural calculations to replace the structural wall that has been removed. (End of Comment)
