All items noted on this plan check report must be addressed.
Pick up plan (check set) for additional comments marked on the drawing.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.Include address and telephone number of the responsible designer, and date of signing of drawings.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Provide valuation or construction cost of the added work. The original permit valuation as 75,000 does not include the new added scope:Alteration of doors and windows shall be added to the permit scope of work. Alteration of windows or glazed door shall comply with 2019 CEC.New large building openings.New awnings. (e.g sheet A-801 north elevation). Provide dimension, specification and structural design and connection details for the new awnings.Two windows and one door is removed per plan. Please add them to this permit and listed in the scope of work on the cover sheet.Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Sheet A-401. Provide ICC number for Neo-lith sintered stone ventilated façade.Sheet A-001. Revise sheet index to include sheet A-101.Sheet A-701. Detail 01 and 02. Clarify and show new roof parapet on the cross-section. Refer to roof plan on A-601 and 1/SD1.0.Sheet A-801 through A-803. Cross-reference details are incorrectly refer to sheet D400 or D500. Please revise.ACCESSIBILITYPRIOR TO WORK ON THE CORRECTIONS, PLEASEMAKE AN APPOINTMENT WITH BUILDING PLAN REVIEWER TO DISCUSS THE SITE ACCESSIBLITY DESIGN.Please show accessible routes within the boundary of the site from public transportation stops, accessible parking and accessible passenger loading zones, and public streets or sidewalks to the proposedaccessible entrance of this building.(CBC 11B-202.4)Identify the accessible restroom serving this building on plan. Clarify whether the restroom is fully accessible on plan. If not, indicate the elements not complying with the current codes and provide improvement design on plan. The elements shall be listed on the disabled access compliance documentation form. (CBC 11B-202.4)Along the exterior accessible path of travel, identify curb ramps, detectable warnings, accessible route width and required maneuvering space at the exterior door landing on plan. Identify all features with details that will be altered to bring into current compliance with (CBC 11B-202.4)Entrances, exits and paths of travel – entrances, limit threshold = ½” max.; level area 60” in direction of door swing, 48” opposite door swing, 24”(exterior)/18”(interior) jamb clearance; bottom 10” of door to be smooth, uninterrupted surface, etc. (CBC 11B-404.2.5, 11B-404.2.4, Table 11B-404.2.4.1, 11B-404.2.10)Fill out the disabled access compliance documentation form. Clarify in the form and on plan if the existing accessible path of travel fully or partially complies with 2019 CBC and show if any proposed design, detail and location of improvement in compliance with accessibility requirements along the accessible path of travel in accordance with CBC Section 11B-202. Note: Return the filled form at the next plan check submittal.The adjusted construction cost as 75,000 shown in thedisabled access compliance documentation formwas for façade only which does not include the new scope, please add the construction cost from the added scope of work.Identify all features that will be altered to bring into current compliance with (CBC 11B-202.4) and in consistent with the filled disabled access compliance documentation form. The design shall be provided on the drawing.Per filled disabled access compliance documentation form, the site will be fully accessible. Please complies the following:In parking facilities that do not serve a particular building or facility, accessible parking spaces complying with Section 11B-502 Parking Spaces shall be located on the shortest accessible route of travel to an accessible pedestrian entrance of the parking facility. §11B-208.3.1Detectable Warning (11B-247): Provide detectable warnings where a walk crosses or adjoins a vehicular way and the walking surfaces are not separated by curbs, railing or other elements between the pedestrian areas and vehicular areas. (CBC 11B-247.1.2.5)STRUCTURALTwo openings are made to create passageway through the building exterior walls. The current structural plans have not indicated where the existing lateral support systems are and what is the existing lateral support between tapered columns and have not confirmed if any existing lateral bracing system will be removed. Show location of the existing vertical and lateral support on the framing and foundation plan. Plans shall include the vertical system such as rafters, joists, new parapet framing, connection details, and location of the attachment to the existing roof, the lateral system such as location and type of lateral supporting system along the grid line between tapered columns (N-S direction).Please clearly identify on plan the location and type of the lateral bracing between tapered columns of each frame. Show on plan if any existing bracing system is removed. If any of the existing lateral bracing between tapered columns are removed due to the opening. Provide design for the new bracing system.Provide a complete and consistent grid system with grid lines for each lateral line of resistance on structural framing plans. Lack of grid lines makes the review process difficult and may delay the plan review and permit process.Clarify sheet number on the special inspection sheet.
