The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.

Please provide the following information on the first sheet:

Specify square footage of the existing basement
Site plan: Please clearly identify location of new addition.
Site plan: Please show/provide site drainage information, including general slope away from the building and adjacent lot (minimum 2% on paved area and 5% on dirt/grade).
Sheet A3:
For clarity, please show layout of existing bathroom and kitchen, including plumbing fixtures, counters and appliances.
On the plan, please show smoke alarm and carbon monoxide alarm in accordance with Section R314 and R315, respectively.
On the plan, please provide wall legend to show existing vs. new vs. demo walls.
New exterior wall located less than 5-ft from the property line shall be constructed with one-hour fire-rated construction. Please clearly show one-hour wall and provide construction detail for one-hour fire-rated assembly.
No opening shall be allowed on exterior wall that locate less than 3-ft from the property line.
New bathroom:
Please clearly show/label shower/tub.
Clearly label use of space (walk-in closet)
Show interior dimensions for each room/space.
Specify new door size between bedroom and new path room.
New windows: Please specify window openable type (hung, slider, or fix).
Remodeled bedroom 3: Provide windows with openings in compliance with emergency escape. The escape opening shall have a minimum net clear opening of 5.7 sq. ft. with 24" minimum net clear height and 20" minimum net clear width. Escape window shall have a finished sill height not more than 44" above the floor. At grade-floor is allowed to have escape opening of 5.0 sq. ft. (R310.1)
Remodeled bedroom: windows shall meet natural light and ventilation for the bedroom. Provide glazing = 0.08 x floor area (minimum of 10-sq. ft.), with openable portion = 0.04 x floor area (minimum of 5-sq. ft.).
Existing bedroom 1 with infilled window: Natural light and ventilation shall be maintained for the existing bedroom. Provided new window also must comply with emergency escape opening requirement.
Specify new door for bedroom 3.
Show dimension for remodeled bedroom 3.
Sections provided: Please clearly referenced to which plan sheets the sections are provided so that it’s easily can be located.
If vaulted ceiling, please specify vaulted ceiling. Otherwise, provide attic access and ventilation.
Provide section to show finish floor of existing house and new addition.
Sheet A4:
Please show wall line below and show maximum eave projection. Eave projection can not project into the 2-ft fire separation distance. Provide detail to show one-hour protection on the underside of eave. Detail shall be clearly cross-referenced onto the plan. (Table R302.1(1))
On the plan, please show roof pitch (slopes).
Sheet A5:
Elevation: please show building height, tope plate height, etc.
Elevation: Windows – please coordinate with window schedule to show window type (hung, slider, or fix).
Sheet 6:
Please clarify ceiling dome. Is this skylight dome? If skylight/skytube is provided, UL or ICC report number is required for the unit.
Energy Conservation – Title 24 Energy forms & calculations
Compliance forms with signatures must be provided on plans.
On the plan, please specify U-factor (0.3 min) and SHGC (0.23 min) for building fenestration, per Title 24 calculation.
Specify on plan, Radian barrier is required.
Provide building section to show building envelope insulation per Title 24 Calculation.
Calgreen Building Code Standard
Please provide Calgreen Mandatory requirements.
Structural Review Comments:
Plan was incomplete. Plan review will continue at time of resubmittal and additional comment may be required.
Provide roof framing plan and details.
Foundation plan: provide minimum 12” wide x 18” deep footing with two #4 rebar at top and bottom. Revise detail 101/A6.
Provide detail to show minimum 8” separation between finished grade and sill plate.
Detail corrosion–resistant weep screed minimum of 4” above the earth or 2” above paved areas. (R703.7.2.1)
Provide detail to show positive connection between new slab/footing to existing concrete footing.
Concrete slab: Please provide reinforcement for the new concrete slab. Minimum slab reinforced with #4 bars at 18” on center, each way.
Raised ceiling at kitchen: Please provide calculation for existing wall for out-of-plane loads, both at exterior wall and interior wall. Using Simpson Clip was insufficient.
Show/specify header size for new header between kitchen and dining room. Provide detail to show new header replacing existing wall.
Provide structural calculation and design for the new addition for vertical and lateral loads.
Plan was incomplete. Plan review will continue at time of resubmittal and additional comment may be required.
