Assistant Plan Check Engineer, Gary Huang, reviewed the structural drawings. Please see page one for contact information. Sheet T1.1 Under the Sheet Index - Please indicate that the mechanical, electrical, and plumbing (MEP) plans are under separate permits. Under Project Data, please specify the type of fire-sprinkler installation on this building. (NFPA 13, NFPA 13R, or NFPA 13D sprinkler system) Under Project Data, revise the basic allowable area to 16,500 square feet for the garage. Please stamp and sign all architectural drawings. Sheet A1.1 On the site plan, show an accessible route from exterior door #5 to the trash enclosure. First Plan Review Comment: There are two gates near the public right of ways. Relocate the gates away from the public right of ways so that the landings are within the property line. The minimum dimension of a landing is 44 inches in the direction of egress travel. Second Plan Review Comment: A landing with a 36-inch length in the direction of travel is shown at the wrought Iron gate facing East Central Avenue. Since this landing serves a business occupancy, 2019 California Building Code Section 1010.1.6 Exception does not apply. The minimum dimension of that landing shall be 44 inches in the direction of egress travel. The site plan shows dash lines that appears be accessible routes. Provide a description or a legend to identify as such. The total square footage appears to be inaccurate. The first floor area is 2,972 S.F. The second floor area is 2,347 S.F. The total floor area should be 5,319 S.F. (2972 + 2347), however the plan shows the total area of 5,270 S.F. Keynote #22 is pointing at the accessible parking stall and the standard parking stall. The marking on the accessible parking stall must be a blue color. On keynote #24, provide and cross-reference the accessible parking space and signage details. The fire rated construction plan shows the one-hour floor assembly between the residential occupancy on the second floor and the business occupancy on the first floor. The bearing walls that supports the one-hour floor assembly are also require to be one-hour fire rated. Please see the next page for the bearing wall locations. Sheet A1.3 Detail 10 & 18: The gates do not have a closer. It has a pair of heavy-duty spring loaded pivots. Replace gate note #3 with the following:” The gate spring hinges shall be adjusted so that from the open position of 70 degrees, the gate shall move to the closed position in 1.5 seconds minimum.” Sheet A2.1 Correct the detail reference number to “39/A7.1” at Powder 1/Powder 2. Additional comments on sheet A2.1 Waiting Room shows a water fountain. Provide a water fountains design in accordance with 2019 California Building Code Section 11B-602. One fountain shall be designed for a standing person and another fountain for a person sitting. Sheet A2.2 First Plan Check Comment: Show the smoke detector in each bedroom and outside of the bedrooms. First Plan Check Comment:Show the carbon monoxide outside of the bedrooms. Second Plan Check Comment on item #20 and #21: Please include a smoke detector in room #207 and a carbon monoxide device outside of room #207. The egress window in room #201, #207, and #218 shall meet the egress net-opening height of 24 inches. Please revise the window height for window #25, #37, and #39 on the door schedule. Sheet A4.1 Correct the number of gypsum wallboard to "2” on Section C. Sheet A6.1 Explicitly state the 20-minute fire rated and self-closing door on door number 14. Structural Review Comments Soil Report: Seismic factor shall be evaluated based on the latest adapted code of ASCE 7-16, and not based on ASCE 7-10. Verify giving information given within soil report is adequate, and revise/update where is necessary. Second Plan Check Comment on item #24 NO updated soil report found in the 2nd submittal package. Please provide updated report indicate that all seismic factor is based on ASCE 7-16 Sheet A1.3 Detail 13: Tie to have minimum 6” overlap per ACI 25.7.2.4.1 Top transverse reinforcing shall comply with ACI 10.7.6.1.6 Pedestal reinforcing to comply with ACI 16.3.4.1 at least 0.005 Ag Sheet S1.1 Detail 13: provide structural calculation for footing reinforcing design justify tension/uplift force per shear wall design. Justify footing reinforcing is adequate without top reinforcing Detail 20 Provide minimum dowel embedment Provide adhesive(epoxy) manufacture and ICC report Sheet S1.3 Detail 13: provide width of thicken slab for stair stringer at grade Sheet S2.1: Submit a review letter by the soil engineer indicate that all foundation/specifications have been implemented as per soil report Second Plan Check Comment on item #28aNO review letter found in the 2nd submittal package. Please provide review letter from soil engineer Verify shear wall nailing pattern along line 1D & 1E. it should be taking similar tributary area; therefore, nailing shall be the same, or provide compatibility deformation to justify each wall will deflect the same Second Plan Check Comment on item #28bPlease verify the shear wall design. Tributary load to grid line 1D should be half of the area to the next shear wall line; therefore the shear demand to grid line 1D shall be same (the shear wall nailing pattern shall be the same along grid line 1D ). However, there is one wall with nailing pattern “B”. Meaning that shear is distributed unequally. Provide deformation compatibility to justify each wall will deflect the same Please also verify shear wall along grid line 1E too Sheet S2.2 Terrance (2 locations) to be design for live load of 100 psf. Provide/revise calculation Clarify which framing to be used at the lower roof (near Suite 2/Studio 2). Duplicate framing is called out Sheet 2.3 Clarify detail 15/S3.1 callout ceiling joist and it is a flat construction. Per architectural this is a sloped roof. Provide adequate detail for roof top equipment Provide rim joist splice detail Detail 14/S6.1, PSL beam is sloped into wall double top plate, should the strap install on top of top plate instead at the side of top plate per detail 14/S6.1. Detail 13/S6.1, verify detail reference. Should the TIJ joist be flat going along the length of the PSL from both sides? Sheet S3.1 Detail 6: provide connection call out from 2x8 vertical to TJI roof joist Sheet S4.1 See comment on detail 13 of sheet S1.1 for typical footing reinforcing Detail 8: provide minimum thickness of leveling ground under the steel plate Sheet S5.1 Detail 10: provide framing between upper shear wall and lower shear wall to transfer shear force to shear wall below. Second Plan Check Comment on item #33FB11 shall be designed including overstrength factor due to discontinuous support below per detail 10/S5.1. Calculation page 66 does not include overstrength factor. Please provide revised calculation Sheet S5.2 Detail 1: provide blocking for shear transfer to shear wall below, or provide justification how shear is transfer from upper shear wall to lower shear wall Detail 6: provide blocking for shear transfer to shear wall below, or provide justification how shear is transfer from upper shear wall to lower shear wall Detail 10 provide blocking for shear transfer Sheet S6.1 Detail 4: provide roof strap over the ridge beam for diaphragm continuity Detail 7: provide/callout reference to typical detail for wood beam to wood post connection Detail 10: Framing appear occur in both direction per plan. Provide applicable column cap Provide reference to typical detail for wood beam to wood post connection Detail 11: provide roof strap over the ridge beam for diaphragm continuity Detail 16: provide roof strap over the ridge beam for diaphragm continuity Sheet S7.1 Detail 2: provide/callout reference for typical plywood nailing Detail 3: provide structural calculation for footing reinforcing detail. Justify footing is adequate without top reinforcing Detail 5: Top transverse reinforcing shall comply with ACI 10.7.6.1.6 Call out minimum embedment for the steel post into concrete footing Detail 6: Provide anchor bolt embedment Detail 8: provide anchor bolt embedment Detail 11: provide anchor bolt embedment (End of Comment)
