If there are no changes from the approved plan, exclude the sheet from the revision package.Sheet SP-1.0Planning staff, Pedro Gomez, indicates there are changes to the site plan. However, there are no clouds with the delta-6 revision mark on the site plan. The site plan was compared with the approved site plan, and there are no differences to be found.Sheet SP-2.0Please cloud all changes with the latest delta-6 revision mark. It appears there are no changes on sheet D-1.0.Sheet A1.0On the first floor plan, relocate keynote #2 to the doorway.On the second floor plan, the entire second floor has a different design than the approved plan. The wall layouts have changed, but there are no structural revisions. Provide structural revisions for review.The storage room is converted to an “office” room. This room has a bathroom and a closet. To label this room as an office room is not acceptable as an occupant can use this room as a bedroom. A bedroom requires an emergence escape window, which this room does not have.Keynote 17 should be labeled as delta-6, not delta 4.Sheet A-1.1Cloud the entire second floor plan as the design has changed.Sheet A1.4Provide detail of the new 30” roof overhang.Provide fall-protection near the roof access location.Sheet A2.0, A2.1, A2.2It appears there are no changes on sheet A2.0, A2.1, and A2.2. Remove these sheets from the revisions.Additional Comments:Revised structural sheets shall have all proposed revised items clouded and delta’ed appropriately. Provide calculations for any revised gravity elements as well as revised shearwall layout, lengths, types, etc...There are a vast amount of lateral system revisions.Verify new enlarged storage in architectural drawings are accounted for in design with required storage live loads. Engineer on Record shall certify existing Roof Trusses to be used in revision. A signed letter shall be provided to the City identifying existing Roof Trusses have been reviewed by an engineer with acknowledgement that existing is acceptable and that no alteration shall be done to existing trusses. Any additional loading, both gravity or seismic, should be noted along with any assumed diaphragm (e.g. any new unit weight, ceiling weight, etc…)RC #1: Letter shall be stamped by EOR or attached in structural drawing set. Please also specify in letter that per engineer observation (on “DATE”), existing truss to span unsupported entire length of building with no bearing points. Please also provide detail for interior non-bearing walls to be slip connected to existing truss with Simpson DTC clips (or equivalent), there shall be no bearing on new interior walls, else bearing walls shall be designed accordingly. Sheet S-2 – Provide full drag along Grid Line 2 or identify drag transfer from Grid Line A to start of double 2x Joist.Sheet S-2 – Provide drag to transfer load from 20’ shearwall to shearwalls along Grid Line 3.Sheet S-2 – Please justify height used for Shearwall B overturning along Grid 3. Provide calculation for full height overturning and required holdowns. Wall is unbraced from floor to roof and should be designed with full height wall consideration. Please coordinate with architectural drawing sheet A-1.4. It is noted for new exterior wall with parapet above as well as new roof overhang per arc and struc plan. Provide structural details for parapet and new roof overhang at existing truss framing.RC #1: Per further review, roof overhang is not acceptable along east side of building due to proximity of property line. Roof overhang cannot extend past property line. Roof overhangs perpendicular to property line shall be at least 5’-0” away from property line.Please provide adequate diaphragm load transfer around new interior stairs at Grid B. Diaphragm opening occurs along shear line.Sheet S-2: Verify floor framing underneath walls above at stairway along Grid B.Sheet S-3: For added shearwall along Grid 3, provide adequate drag from end of diaphragm to shearwall to adjacent 4’-6” shearwall.Sheet A-1.0: Proposed large storage room is not permitted. Due to uncertainty of future owners and tenants, the storage room shall be reverted back to originally approved size. Per previous discussion between Anson So and Manny, storage room to be revised to be split with interior partition walls. Proposed interior wall layout shall be provided for review. Please coordinate with owner.10-03-2022New pad foundations shall not extend past property line along any side of building. Please coordinate with Arch to clearly identify property lines on architectural drawings and ensure no encroachment occurs with any new structural element.Calculation loads for Roof Diaphragm shown as 5/8” Plywood sheathing and Floor Diaphragm as ¾” Plywood Floor Sheathing. Diaphragm Design for both Roof and Floor on page 9 are designed as 15/32” plywood. Drawings specify ¾” T&G sheathing for both floor and roof. Drawings shall match design intent provided in calculations. Engineer to provide design for all existing trusses in roof framing. Due to variety of existing conditions and truss layouts found in field visit, use of existing truss members shall be engineered and strengthened as required. Existing trusses shall be shown on drawings on a truss plan with details specifying existing members (chords and webs) and any strengthening detailing required. Please verify check for 2-2x12 Floor joist supporting new bearing wall loading on Calculation pages 25-26. Double floor joists only occur at storage per plan, provide double joists at ALL floor joists supporting bearing wall or revise calculation for existing floor joist condition. Provide calculation for floor joist where existing roof truss is bearing atop new 6x8 header. Verify load path to existing floor framing and revise floor framing as needed.
