The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840). - Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Provide 2 copies of geotechnical report for this construction. Minimum window area shall be 8 % of the floor area and 50 % openable at the following room: (CRC R303.1) Combined of the (N) family room, (E) kitchen and (E) bedroom. (437+308+28) * 0.08 = 62 sf. minimum glazing area is required. PC2: Only 53 sf. (4080+3040+3030 window) provided <62 sf. Insufficient glazed window. Revise design. (N) Laundry room. 68*0.08=5.5 sf. minimum glazing area is required. PC2: Please provide more information showing provided galzed area on the new door on plan to verify 5.5 sf. minimum glazing area occurs. Sheet 1.1. Provide clarification on note #17 to provide landing design.Revise plans to indicate that a landing, with a width not less than the width of door and length in the direction of travel of not less than 36 inches, will be provided on each side of doors. The elevation of landing shall not exceed 1 ½ inch difference than the threshold of the doorway (7 3/4 inch if door does not swing over the landing or steps) in each direction. (CRC R311.3.1) PC2: Not resolved. Sheet 1.2. Section note #3. Specify name of the product, manufacturer’s information and third party approval test report number (e.g. ICC, UL or IAPMO number) for asphalt shingle roof covering on plan. [2019 CRC R902]. PC2: Not resolved. Sheet 1.3. Revise attic ventilation design (1/150 method). Required vent free area = 945 sf./150*144=907 in^2. However, plan provides only 464 in^2 (high)+ 195 in^2 (low) = 657 in^2.<907 in^2. Design does not work. PC2: Plan provides 464+190+195=849 sf. <907 sf. Design is insufficient. Submit and staple complete 2 copies of ELEVATION CERTIFICATE by a licensed civil engineer or surveyor. (only one copy and unstapled EC submitted which is not acceptable) PC2: New elevation certificates are not submitted. Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection."GREEN-response to each item in writing is requiredCover sheet. In addition, it models the existing window are high performance (U=0.28 and SHGC=0.22) may not be accurate as installed in the existing house. Please clarify.Show location of heating and cooling (if applicable per energy design) equipment on the plans.
