The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet A1: Taped or glued information on plans were insufficient. Please provide permanent information on the plan. Sheet A1, Floor plan: Existing bedroom with new expansion – Provide emergency escape window complying with current code. The escape opening shall have a minimum net clear opening of 5.7 sq. ft. with 24" minimum net clear height and 20" minimum net clear width. Escape window shall have a finished sill height not more than 44" above the floor. At grade-floor is allowed to have escape opening of 5.0 sq. ft. (R310.1) Sheet S1: Framing Plan – Provide detail at new beam to show beam supporting existing roof frames. Detail shall be clearly cross-referenced onto the plan. New beam RBM: Please specify beam size. Structural design may be required. Since portion of existing exterior wall to be removed, please provide new braced wall along the existing exterior wall line (adjacent to the new addition). Provide hold-down with capacity at least 800-lb at each end of braced wall panel where there are no return panel at the end of braced wall panel. (Figure R602.10.7) Provide drag strut (straps) at new RBM and existing wall. Provide strap between new wall and existing wall. Sheet S1: Footing detail F1A: Please revise detail to show minimum 12” clear between grade (under floor grade) and bottom of floor girder beam. Concrete strength: Please revise detail F1 to specify minimum concrete strength of 3000 psi. Reminder: Plan must be legible. (End of Comment)
