The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: ☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. ☐Public Works Agency approval (647-5039). ☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). ☐Police Department approval on the corrected/final set of drawings (647-5840). ☐School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work. ☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. ☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. These may be picked up at Building and Planning department at applicants’ discretion.DocumentationSections for revised garage conversion are not provided. All sheets affected by revision must be revised accordingly and submitted for revision. This includes plans, elevations, sections, details, etc.PC #2: Comment not addressed, all sheets in the originally approved set that is affected by revisions MUST be changed and submitted in revision submittal. This includes building sections for garage to ADU conversion and whether there is new ceiling under roof rafters or exposed. There cannot be any contradicting information on originally approved set and new revision set.The open space area and insulation is revised with proposed revision. A revised Title 24 shall be provided for revision. Please ensure Title 24 for both ADU and JADU are included.PC #2: Comment has not been addressed, revised Title 24 for ADU revision must be completed. Also, T24 must be provided for JADU and ADU separately. Rafter Tie design cannot be more than 1/3 the height from top plate to ridge, else a ridge beam is to be designed with support down to foundation. Rafter tie at height designed cannot act as connection for top of roof rafters. Otherwise justify load path in designed members including lateral design.PC #2: Provide design for new ridge beam, posts, and existing foundation. There is no ridge beam sized on sheet S2. PC #3: Calculations have not been provided for roof framing revisions. Please provide calculations for framing, ridge beam, and post loading on existing foundation.Provide new roof material, class, ICC #, CRRC #, and ensure this new roof is applied in new Title 24 for ADU.Additional CommentsSheet T-1 – Verify square footage for new JADU and unpermitted house work, ensure listed square footage is accurate on building data.Sheet A-2 – Blank detail references found at new JADU entrances. Please specify detailsSheet A-2 – 1-hour rated wall required at east ADU wall at property line. 5/8” Type X gyp required minimum (currently specified as ½” type x gyp type 1E is not adequate). 1-hour rated system required on both sides of wall.Sheet S2 – Provide new foundation at new wall of cut portion of ADU conversion information or verify where information is found. New foundation shall be doweled into existing foundation and slab on grade.ADU slab on grade notes and weatherproofing information on sheet S2 have been removed from original set, please provide. Designer and applicant to ensure NO items not being revised have been removed from new set, else further comments and plan check will be required.(End of Comment)
