These may be picked up at Building and Planning department at applicants’ discretion.DocumentationAll unpermitted items that are to remain for ADU conversion must be presented as new and not existing. This includes foundation, slab, walls, framing, etc… Actual sizes must be provided on drawing set. It can be noted to verify in field, but it cannot just be listed as existing.DrawingsSheet TS1.0Please provide all A sheets and verify S sheets in Sheet Index.Sheet A2.1Provide 3’-0” minimum corridor between perimeter wall and laundry closet. Walls separating dwelling units shall provide airborne sound insulation for walls with an STC rating of at least 50 per. Provide details on plans and provide verification of a tested assembly to achieve the required STC rating of 50.Sheet A2.2Please coordinate with structural regarding patio design. Structural specifies and has designed patio framing and foundation, City form should not be used and should be removed. Roofing, slope and all information for new patio should be provided on plans.Sheet S1See comment #1 regarding use of existing items.See Comment #4 regarding coordination with architectural for new patio design.Specify sheathing or reference typical sheathing in notes required at new patio on plan for clarity.Specify existing shearwall (Type, length, etc…) at existing shared wall between ADU and house. Old houses generally relied on exterior stucco as lateral system. If new unpermitted work removed stucco without adding shear walls, there is potentially currently not enough shear resisting element for existing house along that wall. Justify existing or design new shear wall to support existing house mass and ensure connection is adequate to transfer both new and existing diaphragm to shear wall. (End of Comment)
