All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet A-1: Scope of work: Please include the elimination of the existing corridor. On the plan, please provide an accessible path of travel from the public sidewalk (on Sunflower Ave) to the building accessible primary entrance. (11B-202) Accessible route shall be 5% maximum slope, measured in the direction of travel; 2% maximum cross-slope; and 48” minimum width. Accessible route exceeding 5% slope shall comply with Section 11B-405 for ramp.The accessible path of travel from the accessible parking spaces to the building entrance: Please revise plan and provide accessible route so that the persons using the accessible parking spaces are not required travel behind another parking space. (11B-502.7) On the plan, please provide detectable warning (truncated dome) where requires by Section 11B-247. Show location and provide detail. Detail shall be clearly cross-referenced onto the plan. Applicable Codes: Please omit the California Residential Code (CRC). Referenced detail 1/A-4: Parking spaces – Please provide revise plan to show accessible route from the accessible parking stalls does not require to travel behind another parking space. (11B-502.7)Please show an accessible route from the accessible entrance to the accessible elevator to the area of alteration on the second floor. Reminder: Plan shall be drawn to scale and must be legible. Sheet A-1.1: For clarity and future references, please provide/label number for exit stairways. Exits shall be discharged to the exterior of the building – Please show first floor with exit discharge. Please show exit path to the two other exit stairways. Corridors have been removed – Please provide a vestibule for stairway located on the east side of the building. The vestibule shall have the same fire rated assembly (protection) as existing stairway. On the plan, please show exit signs. Please show occupant loads at each area and provide calculation for the required width at doorway and stairway. (Section 1005, CBC)Breakroom and conference rooms: Please use occupant load factor of 15. On the plan, please provide exit tactile sign at exit and exit access doorways. (Section 1013.4; 11B-216.4)Sheet A-2: Corridors have been removed – Please provide a vestibule for stairway located on the east side of the building. The vestibule shall have the same fire rated assembly (protection) as existing stairway. Provide wall construction detail and cross-referenced onto the plan. New walls at the north stairway hallway – New wall shall have the same fire protection (one-hour) with the existing corridor. Please provide new wall legend and details construction. Doors open into the reception area – Please provide/show doors swing in both directions, since occupants are required to travel both direction to get to the exit stairways. Conference room 278: Please revise plan to show door swing outward (in the direction of egress). Referenced detail 2/A-4: It’s on restroom facility and not a unisex restroom – Please revise plan to show women restroom to match with floor plan. Otherwise, provide wall for two separate facilities. Show 60” turning circle within the restroom but outside of the accessible toilet compartments. Referenced detail 4/A-4: For clarity, please show 60” turning circle within the restroom but outside of the accessible toilet compartment. Urinal – Please show elevation of urinal to show compliance with 11B-605. Show accessible reception counter service – show counter height. Existing elevators: Please show existing elevators are in compliance with Section 11B-407. Sheet A-3: Please revise plan to show/provide new exit sign where required.
