Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)Unable to plan check. The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments. The following document and design must be included on next submittal package to start building plan review:It is highly recommended the fire and life safety design (non-structural portion) be prepared by a licensed architect.Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis. The permit valuation on both building A (#104111574, $10,000) and building B (#101111819, $5,000) appears too low. Note that the valuation shall include all construction cost to obtain building permit for all existing violation of unpermitted work.On the cover sheet, Show information on each building, do not combine: - Complete legal description - Assessor’s Parcel Number - Project Address/Suite/Room Numbers; Building Numbers - Occupancy Classification(s) ; existing and proposed. - Type of Construction - Fire Sprinkler System - Number of stories/mezzanines and building height in feet Scope-of-Work: Show the complete Scope-of-Work on the plans per the permit application. The submitted scope of work on plan should include obtaining building permit for all existing violation of unpermitted work in detail. Applicable Codes: Add a note that the applicable Codes are: 2019 CBC, 2019 CPC, 2019 CMC, 2019 CEC, 2019 Energy Code, and City of Santa Ana Municipal Code. Delete the codes which do not apply to this project. (e.g. CRC) Please show on site plan: Accessible parking stalls (CBC 11B-208, 11B-502)Accessible routes within the boundary of the site from public transportation stops, accessible parking and accessible passenger loading zones, and public streets or sidewalks. Please verify with structural plans and clarify load bearing walls and non- load bearing walls.Per field inspection by code enforcement officer, it appears unpermitted interior alteration occurs in the rear building (building B). E.g. removing part of the wall to create larger opening. Please identify on the floor plan and obtain building permit.Due to the extensive unpermitted work on both existing buildings, structural review and design is required for both buildings. Provide complete structural calculations, plansand details to verify the adequacy of the structural system in resisting seismic, wind and gravity loads. All structural members must be identified on plan.(CBC 1604)Provide egress plan. Provide a fully dimensioned means of egress floor plan addressing all occupiable spaces and indicating the following:Calculate and specify the occupant load at individual spaces per Section 1004Specify the overall occupant load of the tenant spaceShow intended egress routes, specifying the cumulative occupant load at exit access doors, corridors, stairways, etc.Show the common path of travel and the exit access travel distancesCalculate the minimum width of all means of egress componentsShow the required and actual distance between exit and exit access doorwaysShow location of tactile and illuminated exit signs When alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. (CBC 11B-202.4) Primary accessible path of travel shall include a primary entrance to the building or facility, toilet and bathing facilities serving the area, drinking fountains serving the area, public telephones serving the area, and signs. (CBC 11B-202.4) Identify all features that will be altered to bring into current compliance with CBC 11B-202.4. Show detailed information, including dimensions, on existing accessible parking, ramps, and toilet facilities, to verify conformance with the current requirements. (CBC 11B-502, 11B-405, 11B-603 through 11B-606.7) Entrances, exits and paths of travel – entrances, limit threshold = ½” max.; level area 60” in direction of door swing, 48” opposite door swing, 24”(exterior)/18”(interior) jamb clearance; bottom 10” of door to be smooth, uninterrupted surface, etc. (CBC 11B-404.2.5, 11B-404.2.4, Table 11B-404.2.4.1, 11B-404.2.10) In existing buildings and facilities, where not all entrances are accessible. Provide a minimum of one International Symbol of Accessibility at all accessible building entrances.
