All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet A0.05 and A0.06. Submit updated school fee calculation and demonstration school fee exhibits sheets.
Multiple sheets. Building 1136 and Building 1146. Where the corridor exterior windows are replaced with guardrails, provide weather protection and water proofing on the floor with ICC# for the water-proofing material on plan. On the floor plan, highlight the location and assembly detail where the floor, wall and ceiling surface are design for weather protection. Note that wall assembly detail D6 also appears for the interior partition only.
Cross-reference design, detail and structural connection for the new corridor guardrails.
Sheet A1.11. In the building 1136, provide and show the location of the long-term bicycle parking for the future retail (suite B). The bicycle parking enclosure shall be located and complied with CALGreen Section 5.106.4.1.2.
Sheet A1.11. In the building 1136, for the revised door #120A, clarify the dimensions of this door in the door schedule on sheet A7.00 to be consistent with floor plan.
Sheet A1.11 and A5.11. In the building 1136, provide missing door specification in the kid’s room and the door #105F in the door schedule on sheet A7.00.
Sheet A1.12. In the building 1136, enclosed the corridor end opening by unit 209. The corridor shall be enclosed and shall not open into the building.
In the Building 1146, provide East-West building cross-section. See redlines on sheet A1.21 for the request location.
Sheet A1.21. In the Building 1146, the dwelling unit E has been revised. Provide enlarged dwelling unit plans to updated the design. A4.06 and A4.06B are no longer applied to unit 113, 213 and 313.
In the Building 1146, the original approved plan for the elevator by stairway #3 is still required, to provide the shortest accessible routes from the assigned accessible parking to the mobility unit #201, #203 and #208 they served. E.g. sheet A1.22 and A1.00. (11B-233.3.1.1, 11B-206)
In the Building 1146. Unit 113 and unit 213. The emergency egress and rescue openings are required at all bedrooms open directly into yards leading to public streets or public streets. The revised design shows the egress window opens into a hallway is not permitted. Please revise design. (1030.1).
Per item above, please review and revise architectural plans, accessibility, egress design and school fee calculation. Further plan check is required.
Sheet A1.22. In the Building 1146, Provide an exit door at the egress level of the stairway #6 connected directly by an exit discharge. The revised design shows the door #212 open into a corridor is not permitted.
Sheet A1.24. In the Building 1146, it appears missing roof covering above the proposed hallway. Please clarify on roof plan. Discard this comment if the hallway will be deleted.
