All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet TS: Title Sheet Plan was incomplete. Structural plans and calculation for the proposed second floorwere not provided. Structural plans and calculation shall be provided for the proposed second floor. Please incorporate into the Sheet Index. **Second floor was constructed without appropriate permits. Building Information: Scope of work: Please include the legalizing of the second floor level and revise scope of work to specify T.I of existing first floor level and legalizing of a second floor. Planning approval for the second floor is required. First Floor area: For clarity, please revise note to specify existing first floor (not proposed or new). 2nd Review Comment: Under Total Improvement Area, the First Floor area is existing – Please remove the statement “(New/Proposed”). Square Footage Breakdown: Please include the second floor level information. 2nd Review Comment: Occupant load calculation – Please include the occupant load for the corridor on first and second floor. The occupant load calculation should be based on the gross floor area (not net floor area). Sheet ST1.0: Path of travel: Please revise plan to specify/provide 48” wide path of travel. 2nd Floor Plan: An accessible route from the street to the building is not required, if the only access to the building is by mean of vehicle. Please revise site plan accordingly. If a pedestrian accessible route if proposed, additional details are required. Show construction detail of new walkway, concrete curb, ramps, barriers between walkway and parking area, etc. On the please clearly, indicate the accessible route to the building primary accessible entrance. On the plan, please specify accessible route shall be 5% slope maximum, 2% cross-slope and 48” minimum width. On the plan, please clearly show location of detectable warning where required. Provide enlarged plans as necessary. 2nd Review Comment: The locations of truncated provided on plan were insufficient. Please provide enlarged plan to show where the truncated is required. The detectable warning shall be placed/provided in such a correct location so that it would give the persons with visually impaired warning before crossing into a vehicular area. The truncated dome should not place within the required door landing. Provide detail of accessible parking stalls with all required markings and signage. Details shall be clearly cross-reference onto the plan. On the plan, please clearly show/indicate suite A and suite B. On the plan, please show building setback between the building exterior wall and property lines, on all sides. Exit discharge shall be continuous and unobstructed from the building to the public right of way. Please remove existing vehicle gate or provide a pedestrian gate. Sheet ST1.1: Details shall be clearly cross-reference onto the plan and delete/omit detail that does not apply to the project. Allow area determination Tables: Please remove information that does not apply to the project; only show the building is in complied with the allowable area. Copy the entire Code Table onto the plan was not sufficient. 2nd Review Comment: Information was not legible. Please only show the area analysis that’s applicable to this project. Sheet a0.1: 2nd Review Comment: Occupant load calculation – Please include the occupant load for the corridor on first and second floor. The occupant load calculation should be based on the gross floor area (not net floor area).2nd Review Comment: Door ‘C’ at hallway adjacent to Video Surveillance room – Please remove doorway or revise plan to show door swing in the direction of travel (outward).Sheet a0.2: Void Spaces: Please note on plan “non-access and unoccupiable area”. 2nd Review Comment: Unoccupied spaces – Please note on plan “Unoccupied Space”. 2nd Review Comment: Occupant load calculation – Please include the occupant load for the corridor on first and second floor. The occupant load calculation should be based on the gross floor area (not net floor area).The travel distance showed on plan was understated. The travel distance shall include the length of the stairway and measure to the bottom landing of the stairway, where second exit route is available. Sheet a1.0: On the plan, please clearly show maneuver spaces on both side of door (at all doors; interior and exterior doors). Show all required dimensions. 2nd Review Comment: Door ‘C’ callout for restroom 2 was not applicable. Please show required maneuver space on both sides of pocket door. Door must be legible to persons with disabilities. Specify door hardware. 2nd Review Comment: Door ‘C’ at hallway adjacent to Video Surveillance room – Please remove doorway or revise plan to show door swing in the direction of travel (outward). Extraction: Please provide procedural for the extraction. Submit procedural to OCFA for review and approval. 2nd Review Comment: Pending approval from OCFA –Occupancy separation may be required. Wall construction details: Please clearly cross-reference construction details onto the plan so that it can be easily located. 2nd Review Comment: Wall detail for W3 on sheet a7.0 – Please provide detail to show wall construction and support for the furring wall. Provide door schedule and door hardware. Door shall be accessible to persons with disabilities. Sheet a7.0 & a7.1: Detail Wall W3: Wall adjacent to existing concrete wall – Please provide wall section to show more information of the furring wall. Show insulation layer vs. metal furring, etc. 2nd Review Comment: Wall detail for W3 on sheet a7.0 – Please provide detail to show wall construction and support for the furring wall.Structural Review Comment: New opening created for exterior door: Please provide structural calculation and details for new opening in existing walls. 2nd Review Comment: Details shall be clearly cross-referenced onto the plan so that it can be easily located. Provide structural plans and details, and calculation for mechanical roof top units. 2nd Review Comment: Per job description, new roof tops are required – Please provide structural plans and details, and calculation for mechanical roof top units.Provide structural calculation and details for equipment and tanks. 2nd Review Comment: Could not locate details and calculation for the water tanks. Second floor was not constructed without appropriate permits. A complete structural design package, including structural plans and calculation, is required to legalize the second floor. Plan review will continue at time of resubmittal and additional comment will be required. 2nd Review Comment: Please provide the following information: Detail 203 called on the framing plan was not valid. Please coordinate and revise detail reference. It appears that the second floor is structurally independent from the existing tilt-up building. Please revise plan and details to show seismic separation between the second and existing concrete tilt-up wall. For example detail 201, 202, etc. Show seismic separation between wood shear walls and existing concrete wall. (End of Comment)
