Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)Provide and maintain the accessible exterior egress route from the exterior door by the proposed trench to the public street. (The door is located south of the proposed trench. See red line on sheet A1.0). The exterior egress route shall not pass through the existing canopy (shall not re-enter into building) to the public street.(PC2) Plan review response:The enclosing exit door in the existing building is not part of the current permit application.Prior to submitting for next review, contact Planning Division for approval of eliminate the exterior door. After PlanningDivision approval, contact Building Division permit staffto revise permit application. An appointment is needed with building permit staff for next submittal due to the scope of work changes. Additional permit fee may apply.This plan check item #4 and any design related to eliminate the exterior door such as sheet A0.2 is not reviewed in this round of plan check. They will be reviewed after the eliminating exterior door permit application is received. Please note that new corrections may apply.Provide new building elevation showing the door is eliminated.Sheet A0.2 shall NOT be labeled as for reference only.Sheet A0.2.The egress plan shows a door between the office and warehouse is not part of the egress system. Provide justification by providing egress plan for the entire building to prove no egress from warehouse into the office building and the door is also not a horizontal exit.At the exterior door by the proposed trench, provide 60” minimum maneuvering clearance at the exterior door landing, measured from the door closing position perpendicular to the proposed trench. Provide accessible gate detail complying with the code.Maneuvering clearances for forward approach shall be provided when any obstruction within 24 inches of the latch side of an exterior doorway, measured perpendicular to the face of the door or gate. §11B-404.2.4.3(PC2) Plan review response: Pending to item #3.Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7(PC2) Plan review response: Detail 12/A3.0 is for the accessible doors, not for the gate. Provide accessible gate detail complying with the code.Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16 inch of the same plane as the other and be free of sharp or abrasive edges. Cavities created by added kick plates shall be capped. §11B-404.2.10(PC2) Plan review response: Detail 12/A3.0 is for the accessible doors, not for the gate. Provide accessible gate detail complying with the code.Provide handrail top extension on both side of the new exterior stairway handrails. At the top of a stair flight, handrails shall extend horizontally above the landing for 12 inches minimum beginning directly above the first riser nosing. Extensions shall return to a wall, guard, or the landing surface, or shall be continuous to the handrail of an adjacent stair flight. §11B-505.10.2(PC2) Plan review response: On the revised plan, claify bottom handrail extension.
