Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)- School District approval (647-5039); Submitted plans and related documents are not complete. Additional reviewing time may be necessary upon re-submittal. Please submit complete plans for review. PLAN CHECK COMMENTS Architectural A-301. Show dimensions to locate the new exterior door (#08A) on the north side of the existing building. Per revised plan shows the existing vertical cross-bracing is located at the new door opening. Please revise new door (#08A) design to maintain structure integrality of the existing building and to provide support of the door framing. (E.g. see S-2.0). Please update all relevant floor plans. Clarifyon plan (e.g. the north side wall in new addition). Detail 04/A-701 and structural detail 6/SD1.0 both show a layer of metal stud wall next to the interior side of the exterior CMU walls, but not shown on the floor plan. On grid line B, verify if the new walls of the addition are load-bearing.Current plan shows non-bearing partition. The structural plan shows roof joists are connected to those walls, but lacks of connection details to verify how the new roof joists are supported and no lateral support along this line for the new addition. Sheet A-401. The interior wall between sales office and sales manager office could be a required shear wall per roof diaphragm aspect ratio limitation. Coordinate with structural plan and update the wall legend. The energy design submitted was incorrect. On the window schedule, please verify and update window performance per future revised energy design: SHGC, U-factor and VT where glazing is part of the building envelope. ENERGY Incorrect energy analysis. Revise energy design for adding new 911 sf. conditioned spaces. The energy design shows altering total 853 sf. existing conditioned space which is incorrect. Revise and submit new design for plan check. STRUCTURAL In new 1-story addition, revise the exterior wall to be metal stud construction per architectural drawing. The submitted design is for CMU which shall be revised. PC4 plan check response: Pending to clarification on both architectural and structural floor plans. Calrify in new addition area if an additional layer of metal stud wall occurs on the interior side of the exterior CMU walls in order to review the structural design. On plan, provide specifications of rooftop equipment including, dimensions, weight, center of gravity and anchor point to verify structural design. PC4 plan check response: The equipment specification is still not available. Submit structural design and details on plans for building alteration, rooftop anchorage, screen and etc. (3) copies of drawings are required. PC4 plan check response: On calculation page 4, specify type and embedment required for the screws. The calculation shows only demand uplift and sliding force. However, it did not specify the screws. Detail 6/SD1.0 shows 2x stud wall which does not occur on the framing or foundation plan. Please clarify. PC4 plan check response:Show location of stud walls adjacent to the exterior CMU walls on the framing and foundation plan. Provide complete lateral design, calculation and details for the new 1-story addition and on the grid line 2 of the existing exterior walls because of openings are made. PC4 plan check response: Please response to each following item: Unblock diaphragm aspect ratio exceed 3:1 ratio (SPDWS Table 4.2.4). 61’5”/14’10”=4.14. Provide calculation for building seismic response coefficient, Cs. E.g. calculation page 12. The effective seismic wall weight on the exterior walls only 17 psf in the calculation. However, detail 6/SD1 shows CMU and steel studs on the exterior wall. Revise 17 psf to include all weight. Provide lateral design in compliance with 2018 SDPWS 4.2.5. When a diaphragm is idealized as flexible, the diaphragm shear forces shall be distributed to the vertical resisting elements based on tributary area. Design vertical support at all boundary of the diaphragm. (grid A, B, 5 and 7) Per detail 10/SD1.0. Justifyexisting wall on grid line 1 to support extra load from new building addition. Calculation page 19, revise calculation to place the stem wall rebar at the center of the wall to design out-of-plane load for the most conservative case. Detail1/SD1.0. The note in the detail shows geotechnical review and approval is needed, provide soils report and have soils engineer review and approve the design. Specify continuous footing dimensions, embedment depth, and reinforcement on plan on new footings. Foundation plan. Detail 1 and detail 3 applied does not apply to the existing common wall between new addition and existing office. Please clarify and revise. PC4 plan check response: Design the load bearing wall supporting roof joists, provide connection details and specifyinterior bearing wall footing and connection details on grid B. Provide opening and lintel design and details at the exterior CMU wall openings. PC4 plan check response:Cross-reference detail 7/SD1.0 into the drawing. Specify lintel depth. Show location of the existing tension rod bracing on plan between portal frame columns to identify the existing rod bracing is NOT removed or altered for new wall openings. PC4 plan check response:Per revised plan shows the existing vertical cross-bracing is located at the new door opening. Corrections on the metal stud exterior walls:Provide wall legend to indicate new, existing and type (CMU vs metal studs) of the wall construction on the framing and foundation plans.Provide calculation to verify design of the metal studs to support additional porcelain tile weight and out-of-plane loads.Provide header/lintel design in the new stud walls located in front of the building openings.Show finish grade and minimum embedment depth of the new concrete footing in 2/SD1.0.Provide in-plane and out-of-plane bracing for the new stud walls. A gap between new stud walls and existing building (e.g. 1/SD1.0, 8/SD1.0). Are the new stud walls all free-standing? Detail 2/SD1.0 shows pin at the bottom. How do they support lateral force on both directions?Missing top bracing of the metal stud wall.The architectural roof plan shows 48” o.c of parapet diagonal bracing, but the engineering design is 24” o.c.. Please coordinate with the architect to make design in consistent. Provide metal stud parapet calculation including diagonal bracing. Justify if the existing Z section is adequate to support 48” o.c. parapet diagonal bracing. Provide adequate support at the flange and web section.Detail 5 and 18/SD1.0 shows missing bottom bracing at the bottom of the parapet.Assuming the stud walls are braced to the existing building, provide and design the support between A-frames.
