All items noted on this plan check report AND PLANS must be addressed. Please pick up submitted plans for additional comments.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer. CBC Sections A106.1 and A106.3.4.1.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039).Delete A-5.1 through A-5.4 which are not part of the proposed court yard construction. Or label them for Sheet A-1. Show scale of the proposed court yard plan.Show dimensions between pergolas and existing building. Per keynote #K6, provide bollard design and details on sheet A-5.Per keynote #D1, Provide new concrete flooring details. Details are not found on A-5 through A-5.4.Court yard shall be fully accessible, add note to plan:The running slope of walking surfaces shall not be steeper than 1:20 (5%). The cross slope of walking surfaces shall not be steeper than 1:48 (2.083%).”§11B-403.3
Vertical changes in level for floor or ground surfaces may be ¼ inch high maximum and without edge treatment. Changes in level greater than ¼ inch and not exceeding ½ inch in height shall be beveled with a slope not steeper than 1:2. §11B-303, Figures 11B-303.2 & 11B-303.3Changes in level greater than ½ inch in height shall be ramped and shall comply with the requirements of 11B-405 Ramps or 11B-406 Curb Ramps as applicable. §11B-303The entryway from court yard to the proposed pergolas shall be accessible, cross-reference accessible detail showing elevations between them are accessible.
