The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
Phasing: On the plan, please provide timeline and status of each coming phase once one phase is occupied.
Please submit Phasing plans to Fire Department (OCFA) for review and approval. The OCFA approval is required prior to Building Safety is approved.
On the plan, please clearly show location of Building A and Building B – show boundary so that I can be easily identified/located.
Sheet G4.1.1: Level 1 Phase I
On the plan, please show location of guess parking spaces with accessible stalls.
Accessible parking adjacent to the retail building – Please show / provide an accessible route to the accessible stalls.
Vehicular gate at the southwest corner – Gate shall not be installed, or shall be opened at all time.
Exit path crosses through the adjacent property: Please provide access agreement letter from the adjacent property’s ownership.
Exterior Exit path adjacent to stairway 1: Please clarify how the exit path goes through the exterior stairway enclosure (see architectural enlarged floor plan).
Please provide/show an accessible path of travel from the public sideway to the phase 1. Show curb ramp and detectable warning as applicable.
Sheet G4.1.1: Per, Phase 1 note – Please show on plan Building A – Retail, Retail Leasing, Mailroom, Trash as noted under Phase 1 notes.
Sheet G4.2B, Level 2 Phase 1: For clarity, please show second exit path for the northeast corner units, courtyard 1, and courtyard 2.
Sheet G4.3B, Level 3-6 Phase 1: For clarity, please show second exit path for all occupied units (phase 1).
Sheet G7.2A, Level 2 Phase 4:
Please show second exit path for south units and courtyard.
Areas/spaces with 50 or more occupants shall have exit doors swing in the direction of egress travel.
Sheet G7.3A, Level 3-6 Phase 4: South units – accumulated occupant loads are 50 or more; hence exit doors shall swing in the direction of egress travel.
Please note that the Fire alarm and Fire sprinkler plans are reviewed by OCFA. Please note “FOR REFERENCED ONLY”.
