If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet A-1: On the plan, please provide an accessible path of travel from the public sidewalk (on Sunflower Ave) to the building accessible primary entrance. (11B-202) 2nd Review Comment: Currently there was no existing accessible route as shown on the revised plan. Please coordinate and revise plan accordingly. If new accessible route is provided, please revise site plan to show new accessible route and provide detail for walkway, ramp and handrails as necessary. Accessible route shall be 5% maximum slope, measured in the direction of travel; 2% maximum cross-slope; and 48” minimum width. Accessible route exceeding 5% slope shall comply with Section 11B-405 for ramp.The accessible path of travel from the accessible parking spaces to the building entrance: Please revise plan and provide accessible route so that the persons using the accessible parking spaces are not required to travel behind another parking space. (11B-502.7) 2nd Review Comment: The accessible parking stalls located on the north side (detail 1/A-4) are not complied with the current code. The accessible parking stalls located adjacent to the load zone appear to be compliance. Please coordinate and revise plan accordingly. On the plan, please provide detectable warning (truncated dome) where requires by Section 11B-247. Show location and provide detail. Detail shall be clearly cross-referenced onto the plan. 2nd Review Comment: Please provide/show truncated dome at curb ramp located adjacent to the accessible parking (adjacent to the load zone). Truncated dome shall be in yellow color. Referenced detail 1/A-4: Parking spaces – Please provide revise plan to show accessible route from the accessible parking stalls does not require to travel behind another parking space. (11B-502.7)2nd Review Comment: Current condition of the parking space and access aisles are not complied. See comments above. Sheet A-1.1: Exits shall be discharged to the exterior of the building – Please show first floor with exit discharge. 2nd Review Comment:First Floor Exit plan provided – Please provide the following First Floor exit plan should be existing. Please clarify why it said “Proposed Exit Plan”? Please show additional exit doors (exit discharges) for stairway 2 and 3. Current shown as one exit discharge, which does not work. On the plan, please show exit signs. 2nd Review Comment: Please provide more (additional) exit signs so that it can be seen from any occupied area. Please show occupant loads at each area and provide calculation for the required width at doorway and stairway. (Section 1005, CBC)2nd Review Comment: With the current occupant load calculation, the existing doorways do not work – please revise occupant load calculation using the gross floor area of the second floor divide by 150 (occupant load factor for office use). Please remove note indicate “No Sprinkler is req’d”On the plan, please provide exit tactile sign at exit and exit access doorways. (Section 1013.4; 11B-216.4)2nd Review Comment: Please show exit tactile sign at exit door and exit access doorways. Show on plan and provide detail for exit tactile. Sheet A-2: Doors open into the reception area – Please provide/show doors swing in both directions, since occupants are required to travel both direction to get to the exit stairways. 2nd Review Comment: Door 1 opening into the reception area – Please show doors swing in both directions. Referenced detail 2/A-4: It’s on restroom facility and not a unisex restroom – Please revise plan to show women restroom to match with floor plan. Otherwise, provide wall for two separate facilities. 2nd Review Comment: Restrooms do not comply with accessibility requirement – Restrooms doors in series shall have 48” clear between at any position.
