CITY OF SANTA ANA AMENDMENTSARCHITECTURALSheet A-001. Revise sheet index to show correct structural drawings’ information.Provide missing sheet A-601 as indicated in the sheet index.Sheet A-401. At the zero curb area, provide physical separation (e.g. curb, rails or other accepted method) or detectable warnings at the boundary between sidewalk and vehicular way. See redmarks. (11B-250.1)Sheet A-405. Revise maximum travel distance, measured from the remotest point to the exit door. See red marks on plan. Provide valuation or construction cost of the added work. The original permit valuation as 40,000 does not include the new added scope:Alteration of doors and windows shall be added to the permit scope of work. Alteration of windows or glazed door shall comply with 2019 CEC.New large building openings.New awnings. (e.g sheet A-801 north elevation). Provide dimension, specification and structural design and connection details for the new awnings.
Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.
Clarify keynote #10 on sheet A-201 on the east and north wall. New openings?Keynote #5 on sheet A-401. Clarify with the structural engineer to specify plywood sheathing shown on the structural details.
Keynote #7 on sheet A-401. Provide thickness and weight of the porcelain tile on plan.
Sheet A-601. Clarify the location and diagonal bracing (48” o.c.) with the structural plans. The calculation and detail shows 24” o.c. Please coordinate with the engineering design to be consistent. If the 48” space is changed, please update the roof plan.STRUCTURALTwo openings are made to create passageway through the building exterior walls. The current structural plans have not indicated where the existing lateral support systems are and what is the existing lateral support between tapered columns and have not confirmed if any existing lateral bracing system will be removed. (PC3) Plan check comments: Due to insufficient information and clarity of the architectural parts, the structural review is pending. Please note, structural review will be completely reviewed after the architectural drawings are fully clear. No structural review in this round of plan check. Prior to next review, please update structural design to clarify the following:Provide wall legend to indicate new, existing and type (CMU vs metal studs) of the wall construction on the framing and foundation plans.Provide header/lintel design in the new stud walls located in front of the building openings.Beam with 12.5 feet span in front of the door #02H. The 3.5 feet span box beam shall include additional dead load from the tiles.Show finish grade and minimum embedment depth of the new concrete footing in 2/SD1.0.Provide in-plane and out-of-plane bracing for the new stud walls. A gap between new stud walls and existing building (e.g. 1/SD1.0, 8/SD1.0). Are the new stud walls all free-standing? Detail 2/SD1.0 shows pin at the bottom. How do they support lateral force on both directions?Missing top bracing of the metal stud wall.The architectural roof plan shows 48” o.c of parapet diagonal bracing, but the engineering design is 24” o.c.. Please coordinate with the architect to make design in consistent. 1/SD1.0. Justify if the existing Z section is adequate to support 48” o.c. parapet diagonal bracing. Provide adequate support at the flange and web section. (E.g. add stiffener)Detail 8/SD1.0 shows missing bottom bracing at the bottom of the parapet.Assuming the stud walls are braced to the existing building, clarify and design the support between the A-frames.Add note to plan to clarify that do not remove any existing steel cross-bracing for any exterior wall openings.Provide structural design and details for the new 14Hx18W openings. Provide framing of the doors. Design beams and columns to support the gravity and out-of-plane load and continuous load path to the footing. Show connection details of the structural members including the existing horizontal girts attached to the column, top and bottom of the column connections and footing anchorage.Show location of the existing vertical and lateral support on the framing and foundation plan. Plans shall include the vertical system such as rafters, joists, new parapet framing, connection details, and location of the attachment to the existing roof, the lateral system such as location and type of lateral supporting system along the grid line between tapered columns (N-S direction).(PC3) Plan check response: Show and prove the lateral bracing system on plan above the proposed openings on the N-S direction between portal frames (A-frames). Identify and justify the existing lateral bracing/collector on the transverse direction between frames are adequate. Design and show lateral collector above new largeopenings to transfer the load from the roof diaphragm to the middle cross-bracing. Please clarify on the plan.Please clearly identify on plan the location and type of the lateral bracing between tapered columns of each frame. Show on plan if any existing bracing system is removed. (PC3) Plan check response: See comments above. Clarify, verify and identify the lateral support between columns above the new openings.If any of the existing lateral bracing between tapered columns are removed due to the opening. Provide design for the new bracing system.(PC3) Plan check response: Indicate if there is any vertical cross-bracing removed. Please add notes or clarify on the drawings.Provide a complete and consistent grid system with grid lines for each lateral line of resistance on structural framing plans. Lack of grid lines makes the review process difficult and may delay the plan review and permit process.(PC3) Plan check response: Not provided. Grid system is required on the lateral analysis. E.g. new openings, new stud exterior walls…Per architectural plan, the existing CMU south wall is to remain. Please clarify with wall legend and revise structural plans.
