All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet A.1: Scope of work: For clarity, please separately list the scope of work for each building (1523 and 1525). 2nd Review Comment: Building 1523 is a change of use and change of occupancy. It changes from a single family dwelling unit to an office building. Please include the change of use in the permit application and on plan. Building 1523: There existing front building is was used for residential (house). Please provide permit record to show the building has been converted to an office building. Otherwise, provide permit application for change of use. 2nd Review Comment: Please include provide revise permit application and update scope of work to include the change of use and occupancy of the existing building. Provide an accessible path of travel from the public side walk to the building primary entrance. Provide accessible ramp. Provide details and clearly cross-referenced detail onto the plan. 2nd Review Comment:Sheet A.3.1 – New accessible ramp – Intermediate and bottom landings – Provide minimum 6-ft landing in the direction of downward travel. Please show/provide 12” handrail extension on top landing, on both sides. Show minimum width of the ramp. Restroom shall be accessible to the person with disabilities. Please provide restroom plan and details to show compliance with 2019 CBC, Chapter 11B Division 6. 2nd Review Comment: Restrooms – sheet A.3.1Accessible restroom: Please provide/show minimum 60” clear floor space for the water closet – measure from the side wall to the edge of the sink. Turning circle: Door shall not encroach more than 12” into the 60” turning circle. Show dimension on the plan. Maneuver space at restroom door- Please provide minimum 48” on the push side of door. Please restroom elevation to show fixtures height and grab bar information. Remove powder room or make restroom accessible to persons with disabilities. 2nd Review Comment: The existing house has been converted into an office use building – Please provide the following: Please remove closet in all offices so that it cannot be use for sleeping purposes.Doorways: Please enlarge doorways to 36” door. Doors shall be accessible to persons with disabilities. Please provide/specify door hardware. Exterior wall locate less than 10-ft from the property line shall be protected with one-hour fire-rated wall, and parapet. Please show/provide one-hour fire-rated wall and provide details. (Table 602)No opening is allowed for exterior wall located less than 5-ft from property line. (Table 705.8)Provide structural floor framing plan and calculation for the increased loads for office use. Plan was incomplete. Plan review will continue at time of resubmittal and additional comment will be required. Building 1525: Existing vehicle repair lifts: Existing vehicle lifts installed without building permit – Please provide structural calculation and details for the vehicle lifts. Plan review will continued at time of resubmittal. 2nd Review Comment: Engineering was not provided. Please provide structural calculation, plan and details for the vehicle lifts. Provide an accessible route from the public sidewalk to the auto repair shop. 2nd Review Comment: Please provide the following: Please note on plan: Accessible route is at 5% maximum slope, measured in the direction of travel, and 2% maximum cross-slope. Vehicular gates should not be used along the accessible route. Please revise plan to provide pedestrian gate. Provide gate details to show gate complying with 11B-404. Sheet A.3: Show accessible route as required above. Revise plan accordingly. 2nd Review Comment: See comment above. Sheet A.5: Restrooms: Please provide accessible restroom serving the office. Second Review Comment: Sheet A.4.1 – Door shall not encroach more than 12” into the turning circle. Please show dimension on the plan. Water closet: Please show minimum 60” clear floor space for the water closet; measured from side wall to the edge of the sink. Show dimensions for grab bars. Toilet paper dispenser shall locate at a distance of 7”-9” measured from the front edge of the water closet to the centerline of the dispenser. New wall construction detail: Please provide detail to show support for the top plates. 2nd Review Comment: Please comply. Offices: On the plan, please specify door schedule and hardware. Door and door hardware shall comply with Chapter 10 for means of egress and Chapter 11B for accessibility. 2nd Review Comment: Please comply. Plan was incomplete. Plan review will continue at time of resubmittal. Structural Review comment: 2nd Review Comment – Comments below remain applicable. Residential converted to office use – Please review existing floor framing for office loads. State all assumption. Please provide structural calculation and details for the vehicle lifts. Plan review will continued at time of resubmittal.Final plan and calculation shall be stamped, signed and dated by a California registered civil engineer or licensed architect.
