5. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.
☐Public Works Agency approval (647-5039).
☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
☐Police Department approval on the corrected/final set of drawings (647-5840).
☐School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work.
☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. These may be picked up at Building and Planning department at applicants’ discretion.DocumentationFoundation plans, details, and deferred information used for the Geopier design must be approved by the soils engineer who prepared the soils report. Please verify if design memorandum letter provided for Building’s A and B are to apply for current project in review, no memorandum has been provided. Else, provide design memorandum letter for specific site area and provide an approval letter from the soils engineer in record. The original amendment shown on the design memorandum letter provided by WGI must also be approved by GPI Geotechnical professionals Inc. (#3069.1, date October 26, 2021), such as:Increase allowable bearing capacity up to 7000 psi.1.5” or less of static settlement.1” or less of combined (static + seismic) differential settlement over a horizontal distance of 60 feet.Removal of grade beams.The effect of geologic and seismic hazards such as liquefaction, soils instability, differential settlement and surface displacement.Please verify if the design groundwater depth of 10 feet is taken into consideration as the Geopier plan shows the depth of the Geopier of 7 feet to 16 feet. The Geopier foundation plans shall be reviewed and approved by the structural engineer in record of the apartment building and garage. Provide approval stamp, date, and signature on the foundation plan by the structural engineer in record. (Full name of the engineer in record is required, no initials).Per ESR-1685 report, the Geopier design must be approved by the Chief Engineer of the Geopier Foundation Company of Moorseville, North Carolina. Submit evidence of approval by the Geopier Foundation Company at the next plan review prior to plan check approval. Provide (2) copies of the following as part of this submitting package:Soil Reinforcement Manual, dated September 1998RAP QC and construction specifications, dated December 2006 and October 2008RAP specification, dated April 1, 2011DrawingsSheet GP0.1Indicate the approved ground improvement mitigation method, listed by approved agencies. (E.g. ICC Report) to mitigate the effects of liquefaction and for support of the proposed foundation system. ICC number is required to be shown on the drawing. Add note to plan: “The installation of the system must comply with ICC ESR-1685, the Geopier Foundation and Soils Reinforcement Manual Dated 1998, and the RAP QC and construction specifications dated December 2006 and October 2008. Special Inspections are required per CBC 1705.1.1. Please provide a “Statement of Special Inspections” on the plans with complete inspection program.The statement and responsibilities of the special inspection must be provided in accordance with Section 4.3 of the ESR-1685 report on plan. Provide Geopier Modulus Test Setup detail or verify omittance on this set.Sheet GP1.1Provide Geopier spacing and edge distance in each foundation type.Provide Geopier schedule as noted in details, else verify where foundation and Geopier information may be found.
