If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. GENERAL REQUIREMENTS Clearances - Please obtain approval from the following agencies prior to permit issuance: Planning Division Public Works Agency South Coast Air Quality Management District Police Department (PD) Redline Pickups Instructions - The drawings markups (redlines) are available, but pickup is not required. This Plan Check Comments cover all of the correction items. If you decide to pick up the redlines, it is available at the building-division counters located at the City Hall Ross Annex building.  The business hour is Monday through Thursday and alternative Fridays from 8:00 am to 1:00 pm. See the Holiday and Closed Friday Schedule before you plan your visit. Resubmittal Instructions – Please provide a written response to the Plan Check Comments. Provide two copies of the latest construction document (drawings, calculations, and others related document). Provide one additional copy of drawings for new constructions or additions. Resubmit all construction document with one of the three options below: Resubmittal Bin:Complete the Plan Check Re-Submittal Form along with the resubmittal. The resubmittal bin is available at the City Hall Ross Annex lobby, Monday through Thursday and alternating Fridays from 8:00 am – 4:00pm. See the Holiday and Closed Friday Schedule before you plan your visit. Walk-ins: Daily walk-ins are available for resubmittals at first come first serve basis. Please note all scheduled appointments will be served first prior to any walk-ins. Appointment: Call the Building division at 714-647-5800 to schedule a resubmittal appointment, or contact your assigned permit counter staff for your specific project. Plan Check Expiration – This plan-check will expire after 180 days from the submittal date unless the applicant request for an extension. The extension request must be in writing and demonstrate a justifiable cause. The Building Official is authorize to grant a one-time extension of additional 180 days. If the plan-check expires after December 31, 2022, the new 2022 California Code of Regulations will be in effect; an expired plan designed with the 2019 California Code of Regulations will be no longer acceptable after December 31, 2022. Plan Review Comments Provide a pedestrian protection plan and details. Please see handout STD-03 on a separate file. Sheet 1 of 15 First Plan Check Comment: The Engineer on Record shall stamp and sign sheet 1,2, and 3. Response: Will sign and stamp upon approval. Second Plan Check Comment: The building division does not approve plans before the engineer-on-record stamps and signs the construction document. This item remains outstanding. Response: Anson, Derek will call you to discuss items 6, 7, 12, and 14. Third Plan Check Comment:This item remains outstanding. First Plan Check Comment:Please remove the Grading General Notes. The public works agency reviews the grading plans, not the building division. Response:As coordinated during biweekly meetings, one plan will be provided to both departments. Second Plan Check Comment: The building division is reviewing and approving the demolition work only. An approved plan with grading notes, street closure notes, and erosion control plan imply that building division approvesall scope of work, which is not the case. Response: Anson, Derek will call you to discuss items 6, 7, 12, and 14. Third Plan Check Comment: This item remains outstanding. Please remove the Deputy Public Works Director Signature block. First Plan Check Comment: Per Demolition note #12, the contractor will remove the overhead catwalk columns and foundation on the building north of the parking structure. The removal of the catwalk may affect the egress system of the neighboring building. The fire protection engineer is currently reviewing the egress analysis on that building, and a draft report was provided to the city on August 10, 2022. Until the building official accepts the final egress-analysis report, the demolition permit is on-hold for issuance. Response: A new report has been submitted and approved by the city and the entire catwalk is now being removed. Demo plans have been updated accordingly. Second Plan Check Comment: A revised draft report has been provided but not yet approved as of October 20, 2022. The demolition plan is updated and now shows the existing catwalk at the northeast side of parking structure is being demolished. A guardrail detail shall be provided where there will be an opening at the balcony of the adjacent building after the catwalk is removed. Sheet 2 of 15 Detail A is missing on the plan. The page is blank except the notes on legend and abbreviation. Sheet 3 of 15 Revise keynote #2: “Parkway demolition per separate plan reviewed by public works agency.” First Plan Check Comment:Please remove demolition note #20, 21, 22, and 23. Those notes are reviewed by the public works agency. Response: See response to comment #7 Second Plan Check Comment: See second plan check comment on comment #7. Response: Anson, Derek will call you to discuss items 6, 7, 12, and 14. Third Plan Check Comment: This item remains outstanding. Keynote #1 indicates: “Protect item as needed”. Keynote #1 are shown on the stairs and catwalks. However, keynote #12 shows “contractor to remove catwalk columns”. It is unclear how the stairs and catwalks are protected. Sheet 4 of 15 First Plan Check Comment:Please write “For Reference Only” on the erosion control plan. Public works agency is the authority having jurisdiction to approve the erosion-control plan, not the building division.
