All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5822 for an appointment.Please return marked up set of drawings with corrections.
5. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY):
☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.
☒Public Works Agency approval (647-5039).
☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
☒Police Department approval on the corrected/final set of drawings (647-5840).
☐School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work.
☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. These may be picked up at Building and Planning department at applicants’ discretion.DocumentationCurrent permit application is under review for change of design professional. ☒Construction shall comply with the 2019 CRC, CBC, CPC, CMC, CEC, California Green Building Code, and California Energy Efficiency Standards Code editions.Scope of Work shall be clear and concise with work that is proposed to be permitted. Any items in scope of work NOT intended to be included shall be removed.Modify/reinforce framing plan for T Bar ceiling areas (kitchen) – Verify work to be done or remove scope of work and all new items shown in drawings. Else clarify what reinforcing/modification is being done.3 Compartment sink upgrade & compliance – Verify what upgrade and compliancy is being proposed, it looks like sinks were permitted in previous permit. Remove or clarify scope of work.Restroom ADA upgrade – Verify upgrade being done, looks like ADA upgrade was done in previous permit, if upgrade is still required, specify what is being done in drawings. Dine/hallway lighting upgrade – Verify upgrade to be done or remove from scope of work.Add existing mezzanine legalizing to scope of work.Permit application shows change of occupancy use, please verify if intended to be applied to this permit. Accessible parking stall detail shall specify Blue Border, Blue Line adjacent to ADA spot and 2% max cross slope over spot and access aisle.Include Parking Spot legend with # of spots and ADA compliant spots.Provide accessible path of travel to trash area from building.Show existing doors on site plan used for accessible path of travel.Sheet S1There is a sheet S1 and S-1, please revise for clarity and add sheet to sheet index. New material notes shall be added for all materials (e.g. wood, steel, concrete, etc…)Verify steel ladder shown on plans and specify to be roof access ladder only. There shall be no access or storage to mezzanine unless designed for. If designed to include storage, ADA compliant access to it must be provided. It shall be noted on drawings that mezzanine is not to be accessible or be used for any occupancy or storage.Provide existing mezzanine floor sheathing on plans.Specify on plans if wall to roof from mezzanine is around entire mezzanine.Provide details for wall to roof.Detail 2 – Floor joist in detail specifies 4” x 8”, sizes on plans specify 2” x 8”, please verify. It is recommended to revise framing nomenclature to be more clear and concise with steel vs wood. Detail 3 – Specify anchor to wall size and type.
