The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and theplan review is by the Public Works Agency (647-5039).Refer to plan check comment #1 to verify if this project meets grading permit exemption.PLAN CHECK COMMENTSNON-STRUCTURALGrading permit exemption. Complete the Detached ADU-grading permit exemption checklist by the licensed civil professional engineer to justify if the design meets exemption. This checklist is attached with the sent email and an additional copy may be found on the submitted plans.The licensed professional engineer shall sign and date all sheets by the professional stamp on plan.Cover sheet. Indicate type of fire-sprinkler system on both existing house and the new ADU. Note that if the existing main house is fire-sprinklered, the new ADU shall be fire-sprinklered.At least one bathroom on the entry level shall be provided with reinforcement installed at the following location: (R327.1)Water closet reinforcement shall be installed on both side walls of the fixture, or one side wall and the back wall.Shower reinforcement shall be continuous where wall framing is provided. Provide reinforcement detail showing minimum 2x8 solid lumber and shall be located between 32 inches and 39 ¼ inches above the finished floor flush with the wall framing.Add note to floor plan that “Electrical receptacle outlet, switch and control heights intended to be used by occupants shall be located no more than 48 inches, measured from the top of the outlet box and not less than 15 inches, measured from the bottom of the outlet box above the finish floor. Interconnection equipment with a minimum backed-up of 60 amps and min of 4 ESS-supplied branch circuits, orA minimum 1 inch dedicated raceway from main service to subpanel that supplies the branch circuits in item 2 panel shall be labeled.Identify at least 4 branch circuits in the ESS subpanel: Supply refrigerator, lighting near front door, and minimum 1 for sleeping room outlets.Main panelboard minimum busbar rating of 225 Amps (150.0(s))Reserve space within 3 feet of the main panel to allow future installation of isolation equipment/transfer switch.
