All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5812 for an appointment.Please return marked up set of drawings with corrections.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022 California Building Standards Code with local amendments.Clearly indicate the scope of work under this building permit application:
- Revise project job description on the building permit application worksheet to reflect the work to be done
under the subject building permit application.( Install demising wall to unit 440 to create unit 435)This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide the following:
- Provide a fully dimensioned site plan on each set of plans. Indicate detail and section references as to their appropriate location on plan view. Please enlarge font of all the text.Provide typical section view detail of all new partitions and ceilings showing:
- Heights of partition, suspended ceiling, structure above.An exit access shall not pass through a room that can be locked to prevent egress.( For unit 440)CBC Section 1020.5.1, Corridor ceiling. Use of the space between the corridor ceiling and the floor or roof structure above as a return air plenum is not permitted. CBC Section 1020.5, Air movement in corridors. Corridors shall not serve as supply, return, exhaust, relief or ventilation air ducts when required to be fire-resistive rated in accordance with Table 1017.1. Show demo for suite 435 for new door.Note on the drawings CBC Section 715 requirements for a pair of doors installed in a one-hourcorridor wall.
- A labeled assembly having a fire-protection rating of not less than 20 minutes.
- Self-closer or automatic-closer actuated by a smoke detector.
- Automatic flush bolts, the door leaf having the automatic flush bolts shall have no doorknob or surface-
mounted hardware. The unlatching of any leaf shall not require more than one operation.
- Full mortise hinges – three minimum.
- Tight-fitting clearances and provided with a gasket so installed as to provide a seal where the door meets the
stop on both sides and across the top. Clearances for a pair of swinging doors shall be as follows: With a
minus 1/16” tolerance – 1/8” along the top, 1/8” along the hinge and latch jambs, 1/8”along the meeting edge
of the doors, and ¼” at the bottom of the doors.Provide on the drawings a complete door schedule, showing:( For all relocated doors)
- Door sizes (CBC Section 11B-404)
- Hardware complying with exiting and disabled accessibility requirements ( For all relocated doors)Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”CBC Sections 11B-303, Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility. ( For the main unit door)CBC Section 11B-404.2.7, Hand-activated door opening hardware shall be centered between 30” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction. Show minimum 9” toe clearance from the floor on the accessible compartment partition. Provide 36”x48” clear floor for urinal when privacy wall depth is more than 24”. Exit illumination and exit sign requirements in accordance with CBC Section 1013shall be shown on the drawings. Be specific as to the type of exit signs to be installed.( For unit 440)No truncated dome allowed on access aisles.Complete the attached Disabled Accessibility Documentation Form. Show height of full height wall on detail 1/A-5.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings.Note type of safety glazing complying with CBC Section 2406 for hazardous locations listed, Show for the conference door. Provide detail for the side lights supports.Show thickness of the sidelight and show it is tempered.Glass shall be firmly supported on all four edges. Show on the drawings how compliance shall be made with CBC Section 2403. For glass not firmly supported on all four edges, design shall be submitted to the building official for approval. Provide elevation for glazing wall on the conference room. On detail 4/ A-5, provide connection detail and show how lower wall will be supported laterally. Provide complete detail for I-hr fire rated wall and ceiling to match the condition. Provide complete detail for I-hr fire rated wall per gypsum board. Unable to find report # ESR 2996, please provide the report.Detail 3/ A-5 doesn’t apply to the location.
