Plans shall include summary of storing materials for manufacturing and lab use. Sheet T-1.0: Applicable Codes: Please update codes to the 2022 codes edition. Building design shall comply with the current codes. Project Data: For clarity, please separate list floor area for first and second floor (Ex., First Floor = ; Second Floor =). Type of Construction: Please verify type of construction of the existing building. Type V-B appeared incorrect. Sheet Index: MEP – Please specify “Under Separate Review”. Notes: Please review and revise notes to reflect with the 2022 Code edition. Scope work: The mezzanine is no longer complying with the mezzanine provision – Please revise scope of work to specify “convert of existing mezzanine to a second floor office”. Contact Planning Division for approval of the second floor conversion. Sheet GRN-1.0 through GRN-1.2: Please provided updated GRN sheets for the 2022 California Green Building Code. Sheet ADA-1.2: Enlarged Restroom Plan 1 & Typical Unisex Restroom: Accessible water closets – Please revise plan to show water closet located at 17”-18” measured from the centerline of the water closet to the adjacent wall. The 12” minimum shown appear to be mislabeled (is 12” minimum for the back wall grab bar?). Sheet A-01: Site plan was complete. Please provide a complete site plan showing all property lines and all buildings on the same lot. Drawing scale shall be accurate. Accessible route from public sidewalk: It appears that the second floor plan was placed over the accessible route – Please verify and remove second floor on the site plan. Exit shall continue to the public right of way. Please provide/show pedestrian gate to give access to the public right of way. Provide gate and gate hardware information.Sheet A-2.0: Architectural Notes: Please review and revise notes and code reference to reflect with the 2022 Code edition. Second Floor: It’s no longer a mezzanine – Please relabel second floor as second floor RM 200. Second Floor: The plan does not show the correct drawing scale. Please correct drawing scale. Show dimension for stairways width. Breakrooms: First floor breakroom shall include/has all the amenities as provided on the second floor; otherwise, an accessible elevator is required. Second Floor Restrooms shall be made accessible. Please provide restroom plans to show restrooms complying with 11B, Division 6. Sheet A-2.1: First Floor: Exit door opens to the restroom hallway (adjacent to the breakroom) – Please provide door swing in both directions, or remove door, since occupant loads are more than 49 occupants. Second Floor: Room 200: open space with conference table – Please use occupant load factor of 15. Revise Occupancy Analysis. Room 202: Break room – Please revise occupancy analysis with occupant load factor of 15 for the break room. Second floor with occupant load more than 49 – Door shall be swinging in the direction of travel. Please revise plan accordingly. If door required to swing outward, please reset doorway so that it comply with door landing and maneuver space on the pull side of door and shall not reduce the required stairway width more than ½ at any position. Sheet A-3.0: Please note on plan: For Reference Only – This equipment layout does not constitute approval for equipment installation. Sheet A-4.0: Second Floor: Please specify the minimum existing ceiling height. Sheet A-5.0: Mechanical plans are under a separate review. Hence, structural plans and calculation for the proposed roof top units shall be submitted with the building set for building plan review and approval. Please provide structural calculation, roof framing plan and details for the roof top support and anchorage. Sheet AD-1.0 & AD-2.0:Details shall be clearly cross-reference details onto the plan. Detail that does not apply to the project shall be omitted/deleted from the plan. On the plan, please specify manufacturer’s name and ICC report number for the suspended ceiling system.
