5. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.
☒Public Works Agency approval (647-5039).
☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
☒Police Department approval on the corrected/final set of drawings (647-5840).
☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work.
☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Applicant must pick up red marked sets from city prior to resubmittal and return marked up set with resubmittal.DrawingsSheet A-1Add new 180 sqft storage to scope of work.Revise RFA to incorporate new 180 sqft storage.For all sheets, add unit #2 address along with main address in title block to cover both permit applications. Sheet A-2Santa Ana patio cover form shall be fully completed for new patio cover at main house and a separate form shall be completed for the patio cover at the ADU. Else provide all framing and connection details on drawings as well as calculations.Sheet A-3Windows in bathrooms and window adjacent to door shall be noted to be Tempered in schedule. Provide any electrical scope in new storage room including lights or light switches.New storage room with garage door shall be equipped with a listed raceway to accommodate a dedicated 208/240-volt branch circuit (40 amp). On the plan, please show compliance with Section 4.106.4.1.Clear text overlay at (N) Porch note and weep screed detail.Verify that required depth between floor and exterior grade is met at garage conversion. Along existing garage door opening side there is no step at grade, potentially on other sides as well. Either provide new concrete stem where required, or provide detail to meet required elevation change.Sheet A-41-hour fire wall detail notes are illegible, please enlarge or make clear. Verify slab on grade elevation change between new ADU and new storage room. Sections show step, if difference in elevation, provide structural detail for slab on grade and foundation interaction and provide elevation change dimension.Provide attic ventilation calculation for added storage room. Specify proposed ventilation and show on plans. Sheet A-5Justify elevation change between finished floor and finished grade at ADU and storage room. See comment #9.Sheet S-1Please provide detail references on foundation plan and framing plan for clarity. This includes interior and exterior foundation, doweling, holdowns, roof framing at gable/eave ends, ridge, shearwall, etc… Provide foundation sizes for WSW on plans, note reference detail sheet does not specify proposed foundation size. Show actual foundation to be used on foundation plan. Notes referencing A-2 for patio foundation details not provided as commented. Provide filled out Patio Cover form in drawing set or provide details.New slab on grade shall be atop 10mil vapor barrier minimum. Note to verify if existing footing occurs at existing garage door infill. Else provide new foundation at existing garage door. Revise shearwall types shown for Simpson Strongwall on Framing Plan. Provide detail reference for Ceiling Joist atop bearing walls where occurs. Current ceiling joist span not acceptable at full length.Clarify added drag strap to interior shear wall. Drag straps should be attached to roof framing or blocking as required to adequately transfer shear from diaphragm to framing to shearwall. Specify roof framing member over shear wall and blocking on framing plan to ensure adequate load path. Sheet S-2There are (3) Detail 7 provided on detail sheet, revise detail numbers as needed so there are no repeated detail numbers.Provide detail for interior shear wall foundation at new slab to existing slab condition, provide dowel information.
