Previously approved plans should be submitted to expedite the process.PLAN CHECK COMMENTSSheet 1. Scope of work. If there are any rooftop units to be added, please apply building permit, add to the scope on this plan and provide architectural roof plan to show the location of the units. Provide roof framing, structural connection details and structural calculation to design the anchorage of the unit. Additional plan check fee may apply. OrIf no rooftop units are added, add note to the scope of work on sheet 1 that “No new rooftop units are installed under this permit”.Revise and clarify the hand-writing scope of work on plan. This plan check is limited to adding (3) walk-in coolers. On the scope of work, please add the following notes to clarify:” Install (3) walk-in coolers: 1300 sf., 252 sf., 442 sf.Sheet 1. City records note the type of building construction as VN under a previous/out-of-date code edition. Please note type of construction on drawing VB based on the 2022 California Building Code Chapters 5 and 6.Sheet 1. Indicate Occupancy group for the proposed tenant suite in accordance with CBC chapter 3 definition.Sheet 1. Indicate type of the fire sprinkler system installed in the building.Sheet 1. Occupant Load Analysis: Provide an occupant load analysis using factors in CBC Table 1004.1.1.1. Include summary by each Occupancy Type with respective floor areas and Occupancy Loads.Sheet 2. For the 18’x14’ walk-in cooler, show dimensions between the cooler wall and the building exterior walls on the proposed floor plan.Sheet 2. Indicate on plan the use of the open space behind the main entry door.Sheet 2. A hand-marking exit door is shown on the site plan. Please show it on the proposed floor plan. Show location, dimensions of the door and the door swing direction.Sheet 2. Maintain 60” minimum clear width between the wall of the walk-in cooler and the exterior walls. Sheet 2. Provide exit signs at the requested location on plan. The exit signs shall be readily visible from any direction of egress travel and clearly indicate the direction of egress travel.Sheet 2. Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”Add note on plan to clarify if the existing single-use restrooms complying with accessibility requirement on the current Building code. If not, identify all features that will be altered to bring into current compliance with (CBC 11B-202.4)Sheet 3. The attached walk-in coolers appear not match the proposed walk-in cooler design shown on sheet 2 (amerikooler). Please clarify and provide the walk-in cooler design for plan check. The following information is required for walk-in cooler/freezer submittal:Material the walls are made of How the walls are insulated including R-Valve Compressor size and location (If compressor is located outside the building, it must be anchored to resist wind, per the Building Code) Manufacturers’ specifications for pre-fab coolers.Note ICC Research Report Number on the drawings for pre-fab walk-in cooler and or freezer.
