The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. The following information shall be provided on the next submittal for a comprehensive building plan review.a )Provide updated permit application for legalizing unpermitted dining room, bathroom, closet and roof framing.Provide existing and proposed floor plan to include all demo and new walls.Please Contact Planning Division for the updated application and scope of works.Revise scope of work on the drawings to specify legalizing of unpermitted dining room, new bathroom and new closet addition as well as new roof framing.Exterior wall; exterior wall located less than 5 feet from the property line shall be constructed with one-hour fire rated wall. Provide construction detail for one- hour assembly and clearly cross-reference details on the plan.Exterior wall : exterior wall located less than 3 ft from the property line shall not have any opening. Please revise draiwngs to show no opening ( window ) on the wall adjacent to the property line.Provide sections through dining room to show minimum ceiling height , roof and wall insulation. Due to changes to the roof slope (alteration of roof framing )and due to so many structural and architectural alteration,submit engineering calcultions for vertical and lateral loads prepared by a California registered Civil/Sturctural Engineer. Additional Structural corrections may apply at time of resubmittal.Provide complete architectural plan to comply with CRC 2019, to include Smoke detector, heating system, emergency egress,(Basements, habitable attics, and every sleeping room in dwelling units must have a window or exterior door for an emergency exit, sill height not more than 44 inches above the floor, 5.7 square feet of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court..
