All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet CO: Project Description/Scope of work: Please revise scope of work to include the new addition of the mezzanine. 2nd Review Comment: The current design of the mezzanine did not comply with Section 505 of the California Building Code. Please coordinate scope work with final design. See comment 3 under Sheet A4. Sheet A0: On the plan, please show/provide detectable warning (truncated dome) where required. (11B-247.1.2)2nd Review Comment: Truncated domes – The truncated dome is not required between the public sidewalk and the proposed walkway. Please remove truncate dome. Truncated dome is required between the concrete walkway and vehicular area (parking area). Revise plan to provide/show truncate dome. Truncated dome is required between the entrance door landing and the vehicular area (parking area). Please revise plan to show truncated dome where is required. Exit doorways open to the rear parking area – Exit shall continue to the public right of way. Please provide/show pedestrian gate to give access to the public right of way. Provide gate and gate hardware information. 2nd Review Comment: Pedestrian gate – Please provide the following Specify gate size clear width and height Show level landing on both side of gate; 48” clear on the push side and 60” on the pull side with 24” clear from the strike edge. Show minimum 10” smooth surface at the bottom of gate, on the push side. Door hardware: Please provide the following notes on the plan –
Egress doors/gates shall be readily openable from the egress side without the use of a key or special knowledge or effort. (1010.1.9)
Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground.
The force for pushing or pulling open a door shall be 5-lb maximum.
Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist.
Exit door from the building leading to the rear parking lot – Please show marking for “NO PARKING” adjacent to the exit doorway. Sheet A3: Provide construction details for new wall. Detail shall be clearly cross-referenced onto the plan. 2nd Review Comment: Please provide architectural wall details to show wall finish. Details shall be clearly cross-reference onto the plan. Doors serving spaces with more than 49 occupants shall be swinging in the direction of travel (egress). 2nd Review Comment: Doors B at hallway and at entry lobby – Please change door swing outward (swing in the direction of egress travel). On the plan, please show maximum common path of travel distance.2nd Review Comment: Office-5 – The common path of travel from office-5 shall be measured from the furthest point of the occupied area along the walls to the exit door and it shall not be exceeding 75-ft. It appears exceeding the maximum travel distance – Please revise plan accordingly. Please provide enlarge restroom plans to show restroom accessible to the persons with disability. Show compliance with Chapter 11B, Division 6. 2nd Review Comment: Enlarged restrooms provided on sheet CBC-1 – Please revise plan to show minimum 60” clear measured from the side wall to the edge of the column. Provide section through the stairway to show rise and run, and to show minimum headroom clearance, contrasting stripe. No open riser is allowed. (11B-504)2nd Review Comment: The number of steps showed on the first and second floor did not match. Please provide building section through the stairway to show headroom above the stairway. 2nd Review Comment: Could not locate location of the mezzanine above the first floor – for clarity, please show mezzanine lines on the first floor plan. Show stairway handrails. Provide handrails information. Details shall be clearly cross-referenced onto the plan. 2nd Review Comment: Section A-A on sheet S7 –Guardrails located on the open side of stairway shall not have openings that allow a passage of 4” sphere. Coordinate and revise guardrails detail as necessary. On the plan, please show door level landings and maneuver spaces on both sides of doors. (11B-404.2.4)2nd Review Comment: Exterior door A at the entry – Please show maneuver space of 60” on the pull side, measured perpendicular to the wall, and 24” clear from door strike edge. Sheet A4: Please provide occupant load calculation for each area. Show travel distance measure to the bottom landing where access to two exits are provided. 2nd Review Comment: The common path travel for the Mezzanine level, measured from the most furthest point of the occupiable area along the walls, is exceeding the 75-ft. Additional stairway is required. Mezzanine: Please show mezzanine complying with Section 505. The aggregate area of a mezzanine or mezzanines within a room shall be not greater than one-third of the floor area of that room or space in which they are located. The enclosed portion of a room shall not be included in a determination of the floor area of the room in which the mezzanine is located.2nd Review Comment: The proposed mezzanine did not comply with Section 505. It’s considered a second story. Please contact Planning for approval of second story addition. A mezzanine shall be open and unobstructed to the room in which such mezzanine is located except for walls not more than 42 inches in height, columns and posts. The Mezzanine or portions thereof are not required to be open to the room in which the mezzanines are located, provided that the mezzanine meet the exception under Section 505.2.3. 2nd Review Comment: Pending comment above. Restroom shall be accessible to the persons with disabilities. Please show compliance with 11B, Division 6. 2nd Review Comment:Second floor restroom – Restroom door opening to the stairway – 60” landing is required. Please relocate door so that a 60” maneuver space is provided on the pull side of door. Provide/show minimum 60” clear between the side wall of the water closet and the edge of the sink. Provide construction details for new walls. 2nd Review Comment: Provide construction detail to show construction material and wall finish. Reflect Ceiling: Please provide a reflected ceiling showing ceiling finish details and exit signs. Provide details construction for the ceiling and clearly cross-reference details onto the plan. 2nd Review Comment: Please comply with the comment above. And provide a ceiling framing plans for the ceiling support and finishing. Sheet A6: Roof screen – Please clearly identify whether the roof screen is new or existing. If new, please provide construction details for the roof screen. 2nd Review Comment: Sheet A6, elevations still show roof top units and screen – Please clarify. Sheet S-1 and S-2 provided as Floor Plans:There are structural sheets level as S-1 and S-2 – For clarity, please relabel sheet number and revise Sheet Index. Plans shall be stamped, signed and dated by a California registered civil engineer or licensed architect. Sheet S-2: Revise general notes to reference to the 2022 CBC. 2nd Review Comment– Structural Review CommentSheet S0: Deferred Submittal – Please coordinate with architectural plan whether the Sprinkler will be installed. Remove if it’s not applicable. Sheet S0: Please specify design Dead Loads and Live Loads for the proposed second floor. Sheet 2: Foundation plan – Footing is required at each supporting columns.
