If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Plans were incomplete. Plan review will continue at time of resubmittal and additional comments may be required. Change of architect/designer – Please contact our permit technician to for the change of architect of record and contact information. Sheet TS-1: Lunch Room on the mezzanine: Please provide an accessible route to the lunch room by the means of providing elevator or accessible lift. Otherwise, change the use of space on the proposed mezzanine. Sheet ST1.0: Job address: Address number 4042 was shown on both buildings – Please revise plan to show 4044 W. Garry Ave building. Sheet a1.0: Please show floor plan on the first level below the proposed mezzanine – show walls, wall openings, doors, use of space, dimensions, and etc. Sheet a1.1: Show/provide accessible route to the lunch room; otherwise, change the use of space. Provide occupant load calculation and two exit stairway may be required. Please provide to show T&G deck-pak floor finish over the metal deck. Exception 4 under Section 1015.1 does not apply to this proposed occupiable mezzanine. Please revise plans to provide guardrail in accordance with Section 1015. Exception 5 under Section 1014.3 does not apply to this proposed occupiable mezzanine. Please revise plan to provide/show handrails and guardrails in accordance with Section 1014 and 1015, respectively. Stairway: Please provide enlarged details at top and bottom to show the first and last riser dimensions relative the top and bottom landing. The tolerance between the largest and smallest riser height or between the largest and smallest tread depth shall not exceed 3/8 inch (9.5 mm) in any flight of stairs. (1011)Stairway shall be made accessible in accordance with Section 11B-504. Interior stairs shall have the upper approach and lower tread marked by a stripe providing clear visual contrast.The stripe shall be a minimum of 2 inches (51 mm) wide to a maximum of 4 inches (102 mm) wide placed parallel to, and not more than 1 inch (25 mm) from, the nose of the step or upper approach. The stripe shall extend the full width of the step or upper approach and shall be of material that is at least as slip resistant as the other treads of the stair. Provide details on the plan. The radius of curvature at the leading edge of the tread shall be 1/2 inch (12.7 mm) maximum. Nosings that project beyond risers shall have the underside of the leading edge curved or beveled. Provide detail and clearly cross-reference onto the plan. Handrails shall comply with Section 11B-505. Provide details to show gripping surface, clearances, height, handrail extensions, etc. Details shall be clearly cross-reference onto the plan. Please provide Building Sections to show ceiling height above the proposed mezzanine. Ceiling height under the proposed mezzanine – The minimum ceiling height shall be 7’-6” minimum. Sheet a2.0: Enlarged restroom plans: Please revise restroom plans to be legible. Increase scale and font size. Structural Review Comment: Sheet PWC-1 & PWC-2: Plan shall be signed by a California registered civil engineer. PWC-S plans: Plan shall be signed and dated by the engineer of record. Initial is not acceptable. Sheet PWC-S: On the plan please clearly specify: THE FOLLOWING PLACARD SHALL BE PROVIDED IN SUCH A WAY THAT A PERSON WALKING UP THE STAIRS CAN CLEARLY SPOT AND READ IT ON THE WALL – “STRUCTURAL SAFETY WARNING: DO NOT STORE BOXES HEAVIER THAN 85 LBS. DO NOT STACK BOXES.”Sheet PWC-S: please revise plan to provide L angle clip at each end of each C14 floor joist. Sheet PWC-S: Coordinate with architectural plans to revise guardrails, handrails, and stair steps. Structural Calculation: Structural calculation packages shall be stamped, signed and dated by the engineer of record. Provide structural calculation and details for steel column base connection, including steel base plate, anchors, etc. Provide foundation plan. Footing is required at each supporting column. Provide calculation and details. Please show seismic gap between the new mezzanine and existing wall. Structural design assumed as Steel Ordinary Moment Frame: Please provide calculation and details for moment connection. Details shall be clearly cross-referenced onto the plan. Tampered columns: Please provide profile for the tapered column on the plan. Could not locate calculation for the steel column. Please advice on what page of the calculation is for the column design.
