This is the 3rd review plan check cycle. Note that additional plan check fee will be charged hourlyafter 4th plan check cycle.
All items noted on this plan check report must be addressed. Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.Include address and telephone number of the responsible designer, and date of signing of drawings.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process.PLAN CHECK COMMENTSThis permit address is for unit D. Please contact permit staff to update the permit address for unit C. You may reach out to Allissa Zuniga at 714-647-5854.All sheets. Revise drawing title block to have the latest address: “1419 E Warner Avenue Unit C”.Revise drawing title block and structural calculation cover page to have the latest address: “1419 E Warner Avenue Unit C”.Sheet 1. Note the storage material in the storage room on plan. What content to store?Walk-in cooler corrections per LARR report (LARR#25314):Details on sheet S3 are too small to read. Please increase size and make them legible.Provide design and specify the ceiling panel thickness not to exceed the allowable span table value. The ceiling panel design and connection of ceiling to wall is missing.The hang-drafting wall anchorage detail does not match the manufacture construction details. The manufacturer’s details shows 4.5” insulated floor. Please clarify.Please design the door opening at the insulated panel.A new scope of work is added found on this re-check. Separate building permit is required for combining unit C and D into unit C. This building permit application could be shared on the same plans with current TI permit application (#101114139) or provide separate plans. However, the current building permit application (#101114139) cannot be issued prior to building permit issuance of the tenant units merger.Related to item #5, the following documentation and plans are required for plan check:Increase the scale of the site plan to be legible.Show total building square footage on the cover sheet.Provide existing site plan prior to unit combination. Show location of all units unit A, B, C and unit D including demising walls separating units. Show overall dimensions and square footage of the suite. Show occupancy group, square footage of each unit.On the proposed site plan, show occupancy group, square footage of each unit.Provide separate floor plans. One for existing floor plan with unit A, B, C and D prior to merge and one for proposed floor plan after merging. (The latest finaled permit for unit C is #10181613 in City’s record). Show occupancy group, square footage of each unit.Show location of the new opening on the demising wall to combine both units. Provide structural design for the opening and clarify if the demising wall is also load-bearing wall.Prior to combine unit C and D, identify the location of the restroom serving previous unit C on both existing and proposed plans. Demolition of the restroom shall be included in the building permit application and identify on the plan.Any changes from the previous approved plans to be clearly identified with design on plans such as new partitions, openings, demolitions, new ceiling, lighting, flooring…)DISABLED-ACCESS PROVISIONSWhen alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. (CBC 11B-202.4)Primary accessible path of travel shall include a primary entrance to the building or facility, toilet and bathing facilities serving the area, drinking fountains serving the area, public telephones serving the area, and signs. (CBC 11B-902)In existing buildings and facilities, where not all entrances are accessible. Provide a minimum of one International Symbol of Accessibility at all accessible building entrances. (CBC 11B-216.6)Tactile exit signs shall be provided at locations as required per (CBC 1013.4).
