All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Plans were incomplete. Plan review will continue at time of resubmittal and additional comments may be required. Change of architect/designer – Please contact our permit technician to for the change of architect of record and contact information. Sheet TS-1: Scope of work: Please revise scope of work to specify “tenant improvement for legalizing an unpermitted storage mezzanine in an existing building. The mezzanine is to be used for storage only.”Occupancy groups: Please include the occupancy group (S-1) for storage. Sheet a1.1: CBC 1015.1 Ex.4 and CBC 1014.3 Ex.5 referenced on the plan were incorrect. Please update code sections to reflect with the 2019 CBC. Stairway Section and Stairway detail: The required handrails are located at a lower height (34”-38”) then the required guardrail (42”) – Please revise stairway section and detail graphically showing handrails extension located lower than the guardrail. Reminder: the handrail extensions at the fop landing shall not be interrupted by the guardrail – Provide details. Structural Review Comment: Structural plan sheets: For clarity, please relabel Project Description (at lower right corner) to specify “Storage Mezzanine”. Provide the following connection detail on the plan and clearly cross-reference onto the plan: Provide moment connection between the C20 beam to steel column Detail B/PWC-S1: Please specify fasteners/bolts sizes for connection between angle brace to beam to column. Provide detail to show connection/anchor for column to concrete slab. Specify bolt size, minimum embedment, ICC report number for the epoxy, special inspection, etc. On the plan, please specify minimum concrete strength for the existing concrete slab, fc’ = 4000 psi. Specify “special inspection is required” to verify the existing concrete slab strength. Structural observation is required for the proposed mezzanine to verify the structure is in general conformance with the structural design. Reminder: Final plans shall be stamped, signed and dated by the engineer of record.
