Clearances –The approval from the following agencies are required prior to Building permit issuance:
Planning Division – After the Building Division’s approval, Building Division staff will notify the Planning Division for approval. For approval status, contact the Planning Division at (714) 647-5804 or visit the Planning Division counters.
Orange County Fire Authority (OCFA) - Submit plans to OCFA may be required.Visit www.ocfa.org for submittal information and locations. If you need assistance or have questions regarding requirements for review, please contact OCFA at 714-573-6108 or visit OCFA at 1 Fire Authority Road, Irvine, CA 92602. After the building division’s approval, bring an OCFA approved plan to the Building Division counters for prove of OCFA approval.
Redline Pickups Instructions – Plan check redlines are available at the Building Division counters. Building counter hours are 8am - 3pm M, T, TH, and alt-Fridays and 8am - 2pm on Wednesdays. City Hall hours are 7:30 am to 5:30 pm, Monday through Thursday and 8:00 am to 5:00 pm every other Friday. See City’s website for a list of observed holidays and Friday closure dates.
Resubmittal Instructions– Please provide a written response to the Plan Check Comments. Provide (3) copies of the latest drawings, and (2) copies of calculations,andothersrelateddocument.
Without scope of work modification- Resubmit all construction document with one of the (3) options below:
Resubmittal Bin: No appointment is required. Complete the Plan Check Re-Submittal Formalong with the resubmittal. The resubmittal bin is available at the City Hall Ross Annex lobby.
Walk-ins: No appointment is required. Daily walk-ins are available for resubmittals at the first come first serve basis.
By appointment: Call the Building Division at 714-647-5800 to schedule a resubmittal appointment, or contact your assigned permit counter staff for your specific project.

This review does not include mechanical, plumbing, fire sprinkler system, or electrical work- Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.
Extra plan check fee–Additional plan check fee may be required after the third review cycle (starting on the 4th review) on hourly basis.

Identify property lines on the site plan.CBC Section 1705.12.7, Storage racks and access floors. Periodic special inspection is required during the anchorage of access floors and storage racks 8’ or greater in height in structures assigned to Seismic Design Category D, E or F.Note on the drawings locations and inscriptions of 50 square inch minimum size permanent plaques installed in conspicuous locations, showing the maximum permissible unit load in clear, legible print.
Lower portions of posts exposed to damage by forklift trucks or other moving equipment shall have protective devices. If not so protected, at the option of the building official, the rack structure may: (1) be designed to maintain its full design load capacity at allowable stresses with the exposed post capacity reduced by one-half or (2) be designed to maintain its full design load capacity at 50 percent increased allowable stresses with the exposed post assumed to have no carrying capacity.
Sheet A3.0. Revise the location of horizontal members in longitudinal direction. The height of 72” appears on one of the wire decks appears incorrect.
Sheet A3.0. Revise the location of horizontal members and diagonal members in transverse elevations to match structural calculation design per page 4 for type C and page 14 for type D racks.
