Please call (714) 647-5830 for an appointment.On sheet A1.0, revise the type of construction to “V-A” under Zoning Description.STAIRWAYSFirst Plan Review Comments: Provide an architectural stair plan with the following information:Show the width of the stairway.Show two handrails on the stairway.Show the number of risers.Show the top and bottom landing dimensions.Second Plan Review Comments: Four architectural stair details are shown on sheet A2.0. See comments as follow:Detail 1/A2.0The newel posts shall not interrupt the continuity of the handrails. (CBC 1014.4)One note indicates a “32-inch minimum width typical” on the riser while a dimensional line shows 3-foot wide stairway. Omit the 32-inch-width note.At the landing, revise note to read:” Wrought metal handrail and guardrail”.Third Plan Review Comment: comment “a” remains outstanding.Forth Plan Review Comment: No responses. Do not resubmit plans until this correctionis addressed.Response: Continuous handrails, is not in conflict with the newel posts or other rails, see detail 2,3, 6 on sheet A2.0.Fifth Plan Review Comment: 2022 California Building Code Section 1014.4 states: “Continuity. Handrail gripping surfaces shall be continuous, without interruption by newel posts or other obstructions.” The handrails design on sheet A2.0 are continuous. However, the handrails are interrupted by newels posts. The design is not code compliant. Revise the newel posts location. In addition, on detail 1 sheet A2.0, provide a clear width dimension between handrails. The projections into the required width of the stairway at each side shall not exceed 4.5 inches at or below the handrail height.Detail 2/A2.0Specify a 4-inch diameter maximum opening between risers. Specify the type of material between treads and its connections to the stringers.On detail 4/A2.0, the top of the handrail height is 34 inches. Revise the top of handrail extension height.Third Plan Review Comment: It appears the detailing error occurs where the 4-inch maximum opening is measured to the bottom of the structural connection, not the bottom of the tread. See detail 1/S3.0 for elevation perspective. Revise detail 2/A2.0 and 9/S3.0.Detail 3/A2.0The 42-inch dimensional line shall end at the top of the guardrail, not the bottom.On detail 4/A2.0, the top of the handrail height is 34 inches. Revise the top of handrail extension height.Detail 4/A2.0On detail 4, there is a cross-reference number 1/A2.0. There are two details that are labeled 1/A2.0. Use a different number to avoid confusion.The spacing between the handrail and the guardrail shall be 1.5-inch minimum. Minimum dimension implies construction tolerance is not permitted.The top of the handrail shall be 34-inch minimum. Minimum dimension implies construction tolerance is not permitted.Detail 6/S3.0 shows the anchor-bolt connection to the concrete. Detail 4/A2.0 shows wood stringers below the guardrail. Revise the connection detail with the structural designer.Third Plan Review Comment: Delete the concrete anchor-bolt connection.Provide the following notes for the stairway and handrails:The walking surface of treads and landings of a stairway shall not be sloped steeper than one unit vertical in 48 units horizontal in any direction. Stairway treads and landings shall have a solid surface. Finish-floor surfaces shall be securely attached.Outdoor stairways and outdoor approaches to stairways shall be designed so that water will not accumulate on walking surfaces.Handrails shall not rotate within their fittings.A handrail and a wall or other surface adjacent to the handrail shall be free of any sharp or abrasive elements.Provide the following information for the handrails:Handrail height measured above the nosing of the stair treads.Show two handrails on the flight of the stairways.Show that the handrails are continuous from the bottom riser to the top riser.At the top riser, show a minimum of 12 inches for handrail extension.At the bottom riser, show a minimum of 12 inches plus the depth of one tread for handrail extension.Show the condition of the end-handrail where it returns to the wall or to the post.Provide a detail of the handrail grip size. For circular cross-section handrails, the minimum and maximum diameter are 1.25 inches and 2 inches respectively. For non-circular cross-sectional handrails, see CBC Section 1014.3.2 for details.First Plan Review Comments: On the North and East Elevation on sheet S2.0, show a minimum of 6 feet 8 inches of headroom measured vertically from the nosing of the treads.Second Plan Review Comments: Elevation drawing 2/S2.0 shows the headroom-clearance dimension. The headroom clearance must be maintained throughout the flights of the stair. Provide additional headroom clearance dimension on the second floor and the intermediate landing, or specify the headroom clearance dimension as typical throughout the flights of the stair.First Plan Review Comments: On detail 9 – sheet S3.0, specify the dimensions for the risers and treads.Second Plan Review Comments: Detail 9 shows the riser and tread dimensions. However, the dimensions are not code compliant. Revise the riser height to 4-inches minimum and 7-inches maximum. The tread dimension is measured from nosing to nosing. A stairway user cannot step on a tread that is underneath the nosing when travelling downward.Provide the following note for risers and treads: “The greatest tread or riser dimensions shall not exceed the smallest tread or riser dimensions by more than 3/8 inch.”The minimum dimension for the guardrail is 42 inches. Correct the dimensions on detail 6 on sheet S3.0.Second Plan Review Comments:A markup drawing (redline) is recommended to pick up for all the correction comments.Sheet A1.0On the title block, include the unit number onto the address “4201 W. Fifth Street, D-103”.Will any demolition work being proposed? If this is the case, include demolition work under scope of work and a demolition plan. If this is not the case, remove the demolition notes.Delete notes that are not applicable to this project, specifically under Construction Notes.Under Sheet Index, revise the sheet number to S3.1 for stair details.On the plot plan, a note indicate an apartment building. Permit record indicates that the building wasoriginally classified as a condominium. Verify the building classification with the owner. Research the title report if necessary.Under Code Compliance, delete the note “and/or California Residential Code”. The California Residential Code does not apply to this building. [THE END]
