All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit (3) corrected sets of plans.
GENERAL REQUIREMENTS
Clearances –The approval from the following agencies are required prior to Building permit issuance:
Planning Division – After the Building Division’s approval, Building Division staff will notify the Planning Division for approval. For approval status, contact the Planning Division at (714) 647-5804 or visit the Planning Division counters.
Public Works Agency (PWA) – After the Building Division’s approval, visit the Building Division counters and request a copy of the approved plan. Bring the approved plan to the PWA counters for approval. After PWA approves your project, return the approved plan to the Building Division counters.
Redline Pickups Instructions – Plan check redlines are available at the Building Division counters. Building counter hours are 8am - 3pm M, T, TH, and alt-Fridays and 8am - 2pm on Wednesdays. City Hall hours are 7:30 am to 5:30 pm, Monday through Thursday and 8:00 am to 5:00 pm every other Friday. See City’s website for a list of observed holidays and Friday closure dates.
Resubmittal Instructions– Please provide a written response to the Plan Check Comments. Provide (2) copies of the latest drawings, and (2) copies of calculations,andothersrelateddocument.
With scope of work modification– By appointment only. Call the Building Division at 714-647-5800 to schedule a resubmittal appointment, or contact your assigned permit counter staff (David Chavez @ 714-647-5844) for your specific project.
MEPReviews–ThisreviewdoesnotincludeMechanical,Electrical,andPlumbing (MEP).
Extra plan check fee–Additional plan check fee may be required after the third review cycle (starting on the 4th review) on hourly basis.
BUILDING PLAN REVIEW COMMENTS:

On the site plan, please clarify the empty tenant space address. Plan shows both 5034 Westminster Ave and Unit B of the 5030 Westminster Ave assigned to this suite. The address is inconsistent. Please contact Planning Division to clarify the address and provide correct address on the site plan.
Show description of the scope of work on the cover sheet of plan: Permit #:_____: Create the ___ sf of storage room of the (tenant address).
Sheet A-1.2. The new door to the storage room shall be accessible and meets the egress requirements. Provide on the drawings a complete door schedule, showing:
- Door sizes (CBC Sections 1010.1.1 and 11B-404.2)
- Door elevations and surface (kick plates) (11B-404.2)
- Hardware complying with exiting and disabled accessibility requirements (CBC Sections 1010.1.9 and
11B-404.2.7)
General code requirements for the revision (plan check # 101115229):
Electrical permit is required for this revision. Please contact the case permit staff to apply for electrical permit. Electrical plans are required for electrical plan check. Do not attach electrical plans into the building plan check set.
Provide the scope of work on plan for this revision. In addition to the scope of work from the original approved plan, show the permit number and the narrative scope of work of this revision.
Update the applicable Codes, which are: 2022 CBC, 2022 CPC, 2022 CMC, 2022 CEC, 2022 Energy Code, and City of Santa Ana Municipal Code
Sheet A-1.1. On the site plan, clarify the gate location where note #37 is pointed. The gate must be accessible with maneuvering clearance.
Sheet A-1.1. Add dimensions to the pedestrian walkway to have 48” minimum in width.
Sheet A-1.2. Provide the design of the exterior door/gate to the new electrical room.
Sheet A-1.2. Provide roof plan in the new electrical room. At a minimum, specify roofing material (with ICC#), roof slope, and overhang on plan.
Sheet A-1.2. Provide updated section of 2/A-3.1 cutting through the new electrical room.
Structural code requirements:
Sheet S300. Provide vertical bracing on the exterior wall studs to support the in-plane and out-of-plane lateral forces. Revise detail #1 and #6.
Sheet S300. Revise column base “(Simpson “CB”) to provide 1-inch separation above the slab from the wood column base. E.g. Simpson “CBSQ” or “CBS”. (2304.12.2.2 Exception 2)
