GENERAL REQUIREMENTS Clearances –The approval from the following agencies are required prior to Building permit issuance: Planning Division – After the Building Division’s approval, Building Division staff will notify the Planning Division for approval. For approval status, contact the Planning Division at (714) 647-5804 or visit the Planning Division counters. Public Works Agency (PWA) – After the Building Division’s approval, visit the Building Division counters and request a copy of the approved plan. Bring the approved plan to the PWA counters for approval. After PWA approves your project, return the approved plan to the Building Division counters. Redline Pickups Instructions – Plan check redlines are available at the Building Division counters. Building counter hours are 8am - 3pm M, T, TH, and alt-Fridays and 8am - 2pm on Wednesdays. City Hall hours are 7:30 am to 5:30 pm, Monday through Thursday and 8:00 am to 5:00 pm every other Friday. See City’s website for a list of observed holidays and Friday closure dates. Resubmittal Instructions– Please provide a written response to the Plan Check Comments. Provide (3) copies of the latest drawings, and (2) copies of calculations,andothersrelateddocument. Without scope of work modification- Resubmit all construction document with one of the (3) options below: Resubmittal Bin: No appointment is required. Complete the Plan Check Re-Submittal Formalong with the resubmittal. The resubmittal bin is available at the City Hall Ross Annex lobby. Walk-ins: No appointment is required. Daily walk-ins are available for resubmittals at the first come first serve basis. BUILDING PLAN REVIEW COMMENTS: First plan review cycle (PC1): General code requirements: Sheet A001. Refer to scope of work. Clarify the location on the floor plan for the following scope of work:” remove one window and relocate it to new location of the same bedroom”. Show where the existing window is located on the existing floor plan, new location on the proposed floor plan and proposed alteration to the existing window opening. Sheet A001. Provide building information on plans: - Occupancy type: R3 / U - Construction type: Type V – B - Fire sprinklered: Yes / No - Fire sprinkler type:(where applicable) Sheet A001. Identify lot lines on the site plans enclosing the site. Sheet A001. Show fire separation distance and provide 1 hour fire rated construction details on plan at the following location: Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. (CRC Table R302.1 (1)) Walls of dwelling units and accessory buildings without an automatic residential fire sprinkler protection with a fire separation distance less than 5 feet are required to have a full one hour rating. (CRC Table R302.1 (1)) Sheet A002. Glazing within 24” arc of either vertical edge of the door and less than 5’ from the walking surface shall be safety glazed. (CRC R308.4 (2)) Sheet A002. Per energy calculation (T-24 sheets), some glazed doors and windows are altered. In the window and door schedules, identify new (N) and existing (E) to identify location of the window alterations on plan. Sheet A002. Per energy calculation, indicate the location of the existing 50-gallon tank type water heater on the floor plan. Sheet A002. Clarify the width of door type D1. The energy calculation and floor plan show 6 feet wide, but the schedule shows 60 inches. Please revise plan to be consistent in design. Sheet A002. Clarify on plan any new heating and new cooling units are proposed for HVAC alteration. Sheet A003. Provide complete attic complete ventilation calculation to show minimum ventilation is provided and net vent free area is provided. (R806) Sheet A003. Callout attic vent locations, sizes and types on roof plan. (CRC R806.2) Sheet A003. Cool roof is required per energy calculation. Specify CRRC # for the proposed asphalt shingles complying with aged solar reflectance and emission per energy calculation. Sheet A003. Identify the location on the floor plan (sheet A002) where the section B-B is cut. Energy code requirements: T24.1. Revise the fenestration area per redlines on the drawings to match floor plan. T24.1. Revise energy calculation for the HVAC alteration to match architectural design, if proposed. Structural code requirements: Note on drawings: "Truss supplier shall submit calculations and shop drawings signed by a registered civil engineer to the responsible project designer who agrees to review the shop drawings for acceptance prior to fabrication. Shop drawings and calculations shall be submitted to the Building Safety Division for acceptance after the responsible project designer has noted his/her acceptance and prior to fabrication.” Note on the plans "Trusses are a deferred submittal item. Truss plans and calculations shall be submitted to the engineer of record for review and to the building department for approval. The engineer of record shall indicate that the design has been reviewed before submitting to the building department. The truss design shall be approved by the building department before the trusses are installed." END OF COMMENTS
