Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840)Please indicate type of construction and occupancy group on the cover sheet, S0.0. The information can be found on the first page of this comment per City’s record.Please provide a simple site plan showing the location of the property and location of the scope.Please provide an existing floor plan and a proposed floor plan at the penthouse level, showing the existing, new and removed non-structural partitions with different legend. On the floor plan layout, provide dimensions to locate the new stud walls. Label all the use of each space/room.In general, the design should come with the architectural existing and proposed floor plans.2nd review response (PC2): Not provided. Both plans are required on the building review package, which is in the S-sheets in this submittal. Do not refer the requested information on the mechanical drawings. Both existing and proposed floor plans are required for further review such as means of egress, accessibility and other building code requirements. The license professional in responsible charge of the building design must sign and stamp those sheets and supporting document. (New corrections may apply)3rd review response (PC3): Please provide requested plans on the drawings, not combining with framing plans. Plans shall have sufficient information as listed in the comment #6.Please add a note to clarify that whether the existing penthouse where the new equipment located is for machinery room only.Sheet S2.2. Top of the penthouse. Please clarify the new equipment location with dimensions. If guards are needed, provide design, elevation and structural connection detail on plan. (CBC 1015.6). In general, the design should come with the architectural elevations and architectural roof plan.Minimum 42” high Guards shall be provided where various components that require service are located within 10 feet of a roof edge or open side of a walking surface and such edge or open side is located more than 30 inches above the floor, roof or grade below. The guard shall extend not less than 30 inches beyond each end of such components. The guard shall be constructed so as to prevent the passage of a sphere 21 inches in diameter.2nd review response (PC2): Not resolved. The requested design and justification are not available on plan. They must be on the building review package, which is in the S-sheets in this submittal. The license professional in responsible charge of the building design must sign and stamp those sheets and supporting document. Do not refer the requested information on the mechanical drawings. (New corrections may apply)3rd review response (PC3): Note #6 alone on sheet S2.2 is insufficient. Please provide guard rail design on plan. At a minimum, Plan should have: guardrail profile (elevations), size and attachment of the guardrail structural members, spacing of the intermediate rails and guardrail posts, and location of the posts on the framing plan. Provide calculation to design positive anchorage of the posts to the building and provide anchorage details on plan.Detail 12/S3.0.
