All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714) 573-6100).
- Public Works Agency approval (647-5039).PLAN CHECK COMMENTSThis recheck has modified the design to now place 6 PV panels on the roof of building B along with panels on buildings A and C. A new permit number for building B (#101115550) is created.Building Division requests all the structural related comments shall be response in writing ONLY by the professional engineer who works on the project. Please indicate the sheet number and details to the right of each correction, or note the number on the plans where the correction is made.Please change the address block for all sheets to include “Buildings A, B and C”Cover sheet. Revise the applicable Codes are: 2022 CBC, 2022 CPC, 2022 CMC, 2022 CEC, 2022 Energy Code, and City of Santa Ana Municipal CodePV sheets were submitted, but no longer on this submittal package. Provide the following on plan:Provide narrative of the scope of work on the first sheet of submitted drawings.Provide site plan.Provide architectural roof plan.While building A and building C are combined into one package, do not use duplicate sheet number (e.g. multiple S1, S2…). Please re-label each sheet and update the sheet index on sheet S1 to list all sheets.Refer to sheet S0, please provide valid phone number of the structural consultant.There are multiple buildings on this project. On the structural calculation cover page, please change the address to include building number to identify each calculation for each specific building.There are multiple roof framing plans submitted. On those plans, revise anchor design table to match the building on sheet S2.Please return the previous structural calculation with redlines of Building Division’s comments.All structural plans shall be stamped, signed and dated by the engineer or record. Missing on sheet S-3.Separate the second part of the structural calculation (UniRAC) done by Carlos Alberto Banchik from the first part of calculation done by Vinci associates.Provide the name, address and telephone number of the responsible structural engineer on the cover page on sheet S0.Revise roof framing plans. The anchorage location for U-2400 shall match the roof array plans on the U-Builder report by Carlos Alberto Banchik, PE.E.g. sheet S-2. Revise structural plans to show specification of the ballast blocks (e.g. dimensions and weight) and number of blocks required at the rack attachment to roof. Identify on the legend for all anchorage points for different number of blocks.Structural plans (e.g. sheet S2) shall match the calculation.Revise roof plan to cross reference details 1/S1.0 and 2/S2.0 to the applicable locations.The building engineer-in-record (Vinci Associates) shall review and approve the “U-builder project report” to ensure the exiting building could support the proposed system.Provide the approval statement, signature and date on the first page of the report.Add note to structural cover sheet to specify the assumed dimensions, grade, species and spacing of the existing roof joists.Missing grade, species of the wood and maximum span of the roof joists on sheet S2.END OF COMMENTS.
